Binghatti Developers announced its “Skyflame”, a new apartment project which is built in Majan, an area being developed to combine housing, retail and community amenities. The building is aimed at residents who want apartment living in every size rather than villas, and who are comfortable living in an area that is still filling out with infrastructure and services to have a better livability.
Skyflame by Binghatti is marketed with podium and communal features: landscaped terraces, a residents’ deck, shared leisure spaces and possibly a gym and pool. In a practical sense:
- What early buyers can expect: Basic communal amenities in the podium and landscaped areas
- What often arrives later: As the community matures, residents will gain access to full retail services and leisure hubs
- Maintenance reality: Landscaped terraces and shared water features (if any) increase ongoing service charges relative to a simple building
Location & Daily Life
- Setting: Majan in Dubailand is not central Dubai. But yes, it is positioned in a growth corridor with improving road links, but remains more suburban than city-core.
- Transport: Private car, taxis and ride-hailing are the main transport modes expected. Public transport and metro access are limited nearby; expect some first/last-mile travel to reach main transit lines
- Daily convenience: Early residents should budget for driving to supermarkets, established schools and hospitals until more local retail and services are completed
Binghatti Skyflame is good for:
- Want an apartment in a new, growing neighbourhood and accept phased delivery of infrastructure.
- Are comfortable with an investment or home purchase with a medium-to-long horizon (2–5+ years).
- Prefer newer developments and modern apartment facilities over older stock.
Binghatti Skyflame is not a good:
- Need an immediately mature community with full retail, schools and healthcare on day one
- Rely exclusively on public transit or need a metro-side commute daily
- Want a short-term flip with guaranteed quick rental income from day one
And other than this, if you want to access the main city, then it will take around 20 20-minute drive to Downtown Dubai and proximity to multiple golf courses and leisure hubs. Real drive times will vary with traffic and exact origin/destination. So before travelling, confirm with maps at your time of travel.
