About Range RAK Development

Range Developments built its reputation on five-star resort development in the Eastern Caribbean before moving into UAE residential property. The delivered and announced hotel portfolio includes Park Hyatt St. Kitts, InterContinental Dominica Cabrits Resort and Spa, Six Senses La Sagesse in Grenada, and a second InterContinental resort next to Six Senses La Sagesse.

Park Hyatt St. Kitts opened on 1 November 2017 with 126 rooms and suites and a superyacht marina. The Dominica resort is located inside Cabrits National Park. The Six Senses property in Grenada was designed so that no building rises above the height of a palm tree.

The first UAE work was residential rather than hospitality. Range delivered two bespoke villas at Al Barari in Dubai, listed as R8 and R9, both set across two floors with private pools and outdoor terraces. Al Marjan Island followed.

Range RAK Projects on Al Marjan Island

Four projects are live. Each one is a separate building with its own unit mix, and all four are within short walking distance of the beach and Wynn Al Marjan Island.

The Beach House carries 88 apartments ranging from studios to three-bedroom lofts, with sizes from 572 sq ft to 3,874 sq ft. The building looks directly across at the Wynn Al Marjan Island resort, and the developer places it about a 45 minute drive from Dubai International Airport.

Layouts are split across three tiers by floor level:

Marjan Lofts occupy floors 1 and 2. These are one to three-bedroom duplexes with island and casino views, and they open onto the beach at ground level.

Luxury Apartment Residences run from floor 3 to floor 8. These are single-floor studio to two-bedroom homes with open-plan layouts and ocean views.

Sky Lofts occupy floor 9. These are one to three-bedroom duplex sky villas at the top of the building.

Amenities at The Beach House are an outdoor pool, reception, gym and spa, and resort beach access.

The Beach Residences is the largest of the four with 412 apartments and 11 townhouses. Total size range runs from 512 sq ft to 6,600 sq ft, and every unit in the building has a sea view. This is the only Range project offering townhouses for sale in Al Marjan Island.

Size bands by unit type:

Townhouses come with private gardens and private plunge pools. Building amenities cover beach access, infinity pools, lap and lagoon pools, children’s pools and play area, cabanas, a fitness center, spa and wellness center, a paddle court, a clubhouse with food and beverage outlets, co-working space, and concierge service.

The Beach Vista holds 151 apartments, made up of 14 studios, 120 one-bedroom units and 17 two-bedroom units, with sizes from 479 sq ft to 1,709 sq ft. Position is the selling point here: the building stands directly opposite Wynn Al Marjan Island with views over the Arabian Gulf.

The design uses a terraced structure with floor-to-ceiling glass facades. Two-bedroom units have expansive balconies facing the Gulf and the Wynn resort. Amenities are an outdoor pool, reception, gym and resident lounge, and resort beach access.

Island Heights was the developer’s first launch of 2025 and its fifth project overall. It carries 165 apartments split into 78 studios and 87 one-bedroom units, with sizes from 375 sq ft to 700 sq ft. Studios average about 375 sq ft and one-bedroom units average about 700 sq ft.

The building is positioned 90 meters from the beach and close to Wynn Al Marjan Island. Amenities are a pool, gym, yoga lounge, and a combined co-working space and residents' lounge. All four buildings are on Al Marjan Island, a group of man-made islands in Ras Al Khaimah built for waterfront residential and resort development. Wynn Al Marjan Island, the region’s first interactive gaming resort, is the anchor attraction and every Range project is positioned in relation to it.

Distances confirmed by the developer: Island Heights is 90 meters from the beach, and The Beach House is roughly a 45 minute drive from Dubai International Airport. The Beach Vista faces the Wynn site directly.

Beyond the island, the wider draw for Ras Al Khaimah includes Jebel Jais, the tallest mountain in the UAE and home to the world’s longest zipline, along with Dhayah Fort, desert safari routes and water sports.

Range publishes a dedicated construction update page with monthly site photography for The Beach House, The Beach Residences and The Beach Vista. Each page lists work item completion by stage, covering approvals, enabling works, soil improvement, shoring, piling and main works, and carries the quarter it was last updated. Island Heights has no published construction update page.

Al Marjan Island is a designated freehold area, so apartments and townhouses for sale there are open to buyers of any nationality on full ownership terms. Range sells through its own sales team and through authorized channel partners.
