The Condor Group Dubai

The Condor Group is a Dubai contractor and property developer with more than 40 years of work and over 400 completed projects across the Middle East and Asia. V. Sivaprasad started the business as Condor Building Contracting LLC in 1983. It sells homes under the name Condor Developers. Four residential projects sit in Dubai, one each in Dubai Sports City, Jumeirah Village Circle, Jumeirah Village Triangle and Dubai Marina. All are apartments, from studios to five bedrooms. Prices start at AED 710,074. Three projects are sold out. Sonate Residences is the only one still selling.

V. Sivaprasad founded the company and built it from a single contracting firm into a group operating across the Middle East and Asia.

He set up Condor Building Contracting LLC in 1983. The group grew from that one company into a business with a construction arm, a property development arm and work in two countries.
The property side trades as Condor Developers. The construction side still operates, and it holds ISO and OHSAS certification.

In the early 1980s. Two dates are in use: 1980 for the group and 1983 for the contracting company.

The 1983 date marks Condor Building Contracting LLC, the first company in the group. The 1980 date is used for the group as a whole in the UAE.

Either way, this is a business with more than four decades behind it, which puts it among the older names working in Dubai property today.

On build experience, yes. On Dubai residential track record, it is early. The group has over 400 completed projects but only began handing over its own Dubai homes in 2024.

The strongest point in its favour is that Condor is a contractor first. Most Dubai developers hire someone else to build. Condor owns the construction company, so the firm selling you the apartment is the firm pouring the concrete.

The work also goes well beyond housing. The portfolio covers towers, hotels and hospitals, including projects for UAE government and semi-government bodies and for multinational companies.

The weaker point is scale in residential. Four Dubai projects is a small book, and three of them have already sold out. That limits your options and limits the resale data you can price against.

How Many Projects Has The Condor Group Completed?

More than 400 across the Middle East and Asia over four decades. In Dubai residential, three projects are complete.

That figure covers everything the group has built, including contracting work carried out for other clients. It is a construction record rather than a developer record.
The Dubai homes it has built and sold under its own name are Concept 7 Residences in Jumeirah Village Circle, handed over in Q3 2024, Marina Star Residences in Dubai Marina, and Condor Golf Links 18 in Dubai Sports City, where construction is complete with delivery dated Q2 2026.

Four communities, one project in each: Dubai Sports City, Jumeirah Village Circle, Jumeirah Village Triangle and Dubai Marina.

Condor Golf Links 18 sits in Dubai Sports City, overlooking the golf course. Concept 7 Residences is in Jumeirah Village Circle. Sonate Residences is in Jumeirah Village Triangle, District 3. Marina Star Residences is in Dubai Marina.

Three of those four are mid-market communities. Dubai Marina is the only prime waterfront address in the group.
A fifth project, Condor Castle, has been named for Dubai but its details are not yet released.

Apartments and penthouses only in Dubai, from studios up to five bedrooms. No villas and no townhouses.

Most of the stock is studios, one and two bedrooms. Marina Star Residences is the exception, running up to five bedrooms with mixed unit types.
Outside housing, the group builds business development parks, hotels and hospitals, and it runs residential projects in Trivandrum, Kerala, in India.
The company also describes itself as the first green construction company in Dubai, and builds around sustainable methods.

From AED 710,074. That is the entry price at Sonate Residences, the only project still selling from the developer.

Condor Golf Links 18 launched at AED 726,000 for studios through two bedrooms. Concept 7 Residences opens at AED 800,000 for the same unit range.
Both of those are now sold out, so buying into either means paying whatever the resale market asks rather than the launch price.
For most buyers the working budget with this developer is AED 700,000 to AED 1.2 million. There is no cheaper entry point and no luxury tier above it.

That is a short list. If Sonate Residences does not suit a buyer on budget or timeline, there is nothing else inside this developer to compare it against.

What Is Sonate Residences by Condor Group?

Sales opened in January 2024. The building is themed around wellness, and the interiors are European contemporary, designed by Ecru Design Studio.
Construction is under way but still in its early stages, so this is a genuine off-plan purchase. Expect to wait rather than move in.

A sold-out apartment building in Dubai Sports City overlooking the golf course, launched at AED 726,000, with delivery dated Q2 2026.

Sales opened in September 2024 and the project offers studios through two bedrooms with two payment plan options. Construction is complete.
Dubai Sports City already has schools, retail and sports facilities in place, so a buyer here is not waiting on the community to be built around them.

A completed Jumeirah Village Circle building with studios to two bedrooms, from AED 800,000, handed over in Q3 2024 on a 10/60/30 plan. Sold out.

The design leans on natural materials such as wood and stone. It sits 15 minutes from Al Maktoum International Airport and 30 minutes from Dubai International.
It is the one Condor building in Dubai where the finish quality can be seen in person rather than judged from a brochure.

Staged plans with a low booking amount. Sonate Residences uses 20/70/10. Concept 7 Residences used 10/60/30. Condor Golf Links 18 launched with two plan options.

On the 20/70/10 structure you pay 20 percent to book, 70 percent through construction and 10 percent at handover. On the 10/60/30 structure you pay 10 percent to book, 60 percent during construction and 30 percent on handover.

A 10 to 20 percent booking amount is lighter than many Dubai developers ask. The trade-off is that most of the price still falls due before you get the keys.

Plans change from project to project, and the schedule attached to a specific unit can differ from the headline split.

Sonate Residences hands over in Q1 2027. Condor Golf Links 18 is dated Q2 2026. Concept 7 Residences and Marina Star Residences are already delivered.

If you buy from the developer today, Q1 2027 is your date. There is no faster option, because everything sooner has already sold.

It suits buyers who care most about who builds the building, and who have AED 700,000 to AED 1.2 million to spend. It does not suit families, villa buyers or anyone needing keys this year.

The case for buying comes down to one thing. Construction quality is the usual worry with a Dubai off-plan purchase, and here the developer and the contractor are the same company with 40 years of building behind them.

Two completed buildings also stand in Dubai today, so the work can be inspected rather than taken on trust. Few developers at this price point offer that.

The escrow account, the construction percentage at Sonate Residences, and the completion date written on your sale agreement rather than the brochure.

Confirm the exact company name and developer registration number on your contract, check the project is registered with the Dubai Land Department, and pay into the escrow account only.

Ask for the service charge estimate, and for the payment schedule on your specific unit. If you are buying one of the sold-out projects on resale, price the premium you are paying above the launch figure.

The case against is choice. One project is available. The portfolio is apartments only, mostly studios and one-bedrooms, which rules out families needing space. And apart from Dubai Marina, the addresses are mid-market rather than prestige.

Resale is the other consideration. With so few Condor buildings in the market, there is limited comparable data to price your exit against.
