Majan is a freehold mixed use district inside Dubailand, running along the western edge of Sheikh Mohammed Bin Zayed Road (E311) between Al Barari to the north and Liwan to the south. About

Majan Dubai Community

Spread across roughly 15.6 million square feet, the community carries more than 35 active projects from over 20 developers, ranging from ready mid rise buildings to towers handing over through 2030. Buyers here are typically yield focused investors and first time freehold owners priced out of JVC and Arjan. Tenants are salaried professionals and young families working along the Sheikh Zayed Road and Dubai Silicon Oasis corridors.

Tameer Investment Holding and Mizin Real Estate launched Majan in 2006 with a master plan drawn up by a British engineering firm. The brief was a walkable district of low and mid rise buildings arranged around gardens, fountains and public squares rather than another cluster of isolated towers. Construction stalled after 2008 and picked up again from 2013 onwards.

What exists in Majan today is a working residential district. Low to mid rise apartment buildings, two community malls, clinics, supermarkets and ground floor retail, with a heavy pipeline of new towers behind it. There is no Emaar or Nakheel logo on the gate, no beach and no golf course. The appeal is location, price and a fast run to the rest of Dubai.

mirates Road (E611) are minutes away. That covers almost every employment centre in Dubai. Downtown, Business Bay and DIFC all land inside 25 minutes off peak, and Dubai Marina is a straight run down E311.

There is no metro station in Majan and none is planned inside the community. The nearest Red Line station is Mall of the Emirates, about 19 minutes by car. The closest RTA bus stops are in neighbouring Liwan, served by route 30, which connects Dubai Mall, Nad Al Sheba, Liwan, Sky Courts and Dubai Silicon Oasis. Inside Majan itself, residents rely on taxis, Careem and Uber.

The Dubai Metro Blue Line changes this in 2029. It is under construction with tunnelling already underway and is scheduled to open on 9 September 2029. Two of its fourteen stations, Dubai Silicon Oasis and Academic City, land within a ten to fourteen minute drive of Majan. That does not put a station inside the community, but it gives residents a park and ride route into Creek Harbour, Festival City and the wider network for the first time.

Anyone without a car should think hard about this. Until 2029, Majan is a driving community.

Majan shares a boundary line with Al Barari, one of the greenest and most expensive villa communities in Dubai. The Al Barari greenbelt is what most north facing Majan buildings look out at, and developers have taken that address and run with it.

The current Majan launch list includes Samana Barari Views, Samana Barari Heights, Samana Barari Lagoons, Samana Barari Avenue, Barari Gate by ADE, Barari Palace, Barari Parks, Barari Parkview and Divine Al Barari. Every one of those is in Majan, not in Al Barari.

The green outlook is real and it is a genuine amenity. The name on the brochure is marketing. A buyer paying AED 700,000 for a studio in a Barari branded Majan tower is buying a Majan asset with an Al Barari view, and it should be priced and valued as a Majan asset. Ask for the DLD zone on the registration paperwork before signing anything.

Larger layouts often include a maid’s room, a powder room and a balcony. Standard building amenities across most projects are a shared pool, gym, kids play area, covered parking, lobby and 24 hour security. The 2027 and 2028 handovers push further into resort style amenities such as private pools, sky gardens and wellness floors.

Commercial

The master plan set aside mixed use land and commercial plots, not just residential towers. That is why Majan has Samana Business Park, Dusit Rijas and a working retail strip rather than a purely residential dormitory. A small business owner can buy an office or a shop here at a price point that no longer exists in Business Bay.

Build quality varies a lot across this list. Vincitore and Binghatti have delivered stock in Majan that you can walk into and inspect. Several of the smaller names have no completed Dubai project yet. Pull the RERA project registration and the escrow account details for any developer you have not heard of, then check whether previous handovers ran on time.

Launch prices on current off plan projects run from AED 585,000 for a Binghatti Skyflame studio up to AED 1.2 million for a Blossom 40 apartment. Most launches land between AED 670,000 and AED 950,000 for a studio or one bedroom.

Per square foot, Majan trades in the AED 950 to AED 1,400 band as of July 2026, with newer premium stock touching AED 1,500. That is roughly 15 to 25 percent below equivalent JVC apartments and slightly above neighbouring Arjan. Median apartment price recorded in 2025 was around AED 1.1 million.

Payment plans here are aggressive. The current market shows 60:40, 70:30, 40:60, 50:50 and even 100 percent during construction structures across live launches, with handovers spread from Q1 2027 to Q1 2030.

Gross yields land between 6.7 and 8.4 percent depending on unit type and building, with studios at the top of that range. Net yields run about 1.5 to 2 percentage points lower once you account for service charges, the 5 percent municipality fee on rent, and management. Service charges across Dubai mid market apartment stock run AED 14 to AED 22 per sq. ft. per year, and Majan falls inside that band, although resort style buildings run higher. Ask for the audited service charge filing on the specific building before you commit.

Morning and evening peak on E311 adds roughly 10 to 20 minutes on anything past Mall of the Emirates. Global Village season, roughly October to April, slows the southern approach in the evenings.

The Dubailand school cluster is thinner than the JVC or Hessa Street clusters, which matters more if you are buying for a family than for yield.

Day to day healthcare sits inside the community. Dr. Kamkar Medical and Physiotherapy Centre offers physiotherapy, dentistry and paediatrics. Health Avenue Polyclinic, Emirates Clinic and Cosmo Secret Medical Centre are also in or beside Majan. Full service hospitals are 15 to 20 minutes away, with Mediclinic Parkview on Hessa Street the usual choice for residents.

Majan has two community malls inside its boundary. Remal Mall carries a clinic, supermarket, spa and dining. Midtown Central Majan holds around 30 retail outlets, restaurants, salons and a grocery. For a full shopping run, Cityland Mall is 10 minutes and Dubai Outlet Mall is 17 minutes.

Daily shopping is covered by Carrefour, Viva Supermarket, Hopinz Supermarket, Jef The Grocer and Al Majan Grocery. Umm Al Qura Masjid and Masjid Hussain Al Bahri serve the community. Project Fitness and Core Gym are the standalone fitness options, and most apartment buildings carry their own gym and pool.

Majan and Arjan are adjacent Dubailand sub communities and the natural pair to compare. Arjan is the bigger of the two with a larger project count, more units and stronger retail anchors including Dubai Miracle Garden. Majan is smaller, less trafficked and slightly newer on average building stock.

Arjan generally prices 5 to 10 percent below Majan per square foot, partly because its broader project mix includes lower tier developer stock that pulls the median down. Yields are comparable in both at 7 to 9 percent on apartments. Choose Arjan for lower entry prices and stronger retail. Choose Majan for lower density, the Al Barari green outlook and the Vincitore architecture that has no direct Arjan equivalent.

Majan suits yield led investors working with AED 600,000 to AED 1.5 million. Studios and one bedrooms produce 7.5 to 8.4 percent gross in a district ten minutes from the Dubailand entertainment belt, which is a stronger income case than most central Dubai stock at the same ticket size.

It also suits first time freehold buyers. Entry below AED 600,000 with a 60:40 or 70:30 payment plan is one of the lowest barriers to a Dubai title deed, and you get a real building with real amenities rather than a converted studio block. Families who drive get two schools inside four minutes and three bedroom layouts at 2,200 sq. ft.

It suits you less if you depend on public transport, if you need a brand name address for resale confidence, if your hold horizon is under 18 months, or if you are sensitive to living beside active construction for the next few years. The Blue Line opening in 2029 is the clearest medium term catalyst on the horizon.
