Expo Dubai Group develops freehold residential communities inside Expo City Dubai, alongside commercial spaces, event venues, and public realm. The residential push began in 2023 when the first freehold launches at Expo Valley and Expo Central opened with prices from AED 1.2 million, after the first phase of the city operated purely as a rental market.

The portfolio covers apartments, lofts, townhouses, duet villas, and standalone villas, plus freehold land plots in Expo Valley for buyers who want to build their own homes.

The city is planned as a clean, green, innovation-driven, human-centric blueprint for sustainable urban planning on a journey to net zero. In practice, that means 15-minute walkability, retained Expo infrastructure, native landscaping, smart irrigation, water reuse, and energy-efficient buildings.

The phased masterplan will house over 35,000 residents and 40,000 professionals, aligned with the UAE Net Zero 2050 Strategy and the D33 economic agenda.

Expo City Residences started from AED 1,300,000, while Expo Valley Views apartments launch from around AED 1,594,000 with a 10/59/6/25 payment plan and Q4 2029 delivery.

At the top end, Yasmina Villas resales are listed around AED 8.1 million, while the average asking price in Expo City stands at around AED 5.08 million.

On delivery, this is a young residential developer. The first freehold launches came in 2023, so most projects are off-plan with handovers scheduled between 2026 and 2029. The first home deliveries at the new Expo City clusters were scheduled for early 2026, starting with Mangrove Residences.

The completed rental stock at Expo Village, comprising 2,273 apartments, predates the freehold programme.

Expo Dubai Group and Expo City Dubai refer to the same government-backed entity. The official website and press releases use Expo City Dubai as the master developer name, while portals such as Property Finder list the residential projects under Expo Dubai Group. Buyers searching for either name reach the same developer, the same RERA-registered projects, and the same escrow protections.

Two developers currently sell inside the Expo City masterplan. Expo City Dubai builds and sells its own communities, such as Sidr Residences, Al Waha Residences, and Expo Valley. Emaar Properties develops the separate Expo Living zone on the edge of the district, where Terra Heights apartments start from about AED 1.4 million with Q1 2029 handover.

Buyers comparing the two are choosing between the government master developer inside the core city and a private developer on its border, rather than between two unrelated locations.

Several portal pages describe Expo Dubai Group as founded in 2013 as a joint venture with Jumeirah Group, and a few credit it with unrelated projects in other districts. The developer entity selling homes today was officially created in June 2022 under the Expo City Dubai Authority, after Expo 2020 closed in March 2022.
