Buyers should weigh that against the company's short history. As of mid-2026, Acube has completed one project. Emaar, Damac and Sobha have portfolios built over decades. Adhara Star was first marketed with a Q1 2025 handover and arrived in late 2025, a delay of about six to nine months. Delays like this are common in Dubai off-plan, but you should still plan for them. The company is funded by its family office rather than outside investors, and had about 145 employees as of May 2026 (Tracxn).

How to verify any Acube project yourself: check the project's RERA registration number and escrow account on the Dubai Land Department's Dubai REST app or dubailand.gov.ae before paying a deposit. The DLD record is the only official source for off-plan status in Dubai.

Ramjee Iyer is the Founder, Chairman and CEO of Acube Developments. He has more than three decades of experience in large-scale engineering and construction, and worked on marine and energy projects before moving into real estate. He founded Acube in 2022. The company builds with its own construction and interiors teams, which gives it direct control over quality and timelines.

• Units come furnished with branded fittings. Adhara Star was delivered with Bosch appliances and Roca sanitary ware. Electra is specified with Italian kitchens. This suits investors who want rental-ready units.
• Electra offers more than 50 amenities. They were designed with Sanderson Global, which is unusual for a mid-market JVC tower.
• It has an established backer. The parent group, ACUBE SFO DMCC, has more than 20 years of GCC construction experience, and Acube's Dubai projects run through DLD-regulated escrow accounts.
• It has industry recognition. CBNME named Acube among the Top 10 Rising Developers in the UAE in 2026.

• Short history. One completed project as of mid-2026. Older developers can show delivery across full market cycles. Acube cannot yet.
• Its first handover ran late. Adhara Star was marketed for Q1 2025 and delivered in November 2025, about six to nine months behind. Add buffer time to Electra's Q2 2027 date.
• Specifications changed between launch and delivery. Adhara Star was announced as a 17-storey tower. The finished building has 13 floors and 113 units. Trust the contract and the DLD record, not the brochure.
• No resale data yet. Emaar and Sobha properties have known secondary-market demand. Acube has no long-term resale history to point to.
• Small company. About 145 employees and no outside institutional funding. Lean and focused, but with less financial cushion than listed or government-linked developers.

In short: Acube suits buyers who want furnished units with strong amenities in Arjan, JVC or Sports City, and who accept some timeline risk. If you want an established resale market and a long delivery history, a bigger developer is the safer pick.
