Havelock Heights is a 25-storey residential tower in JVC District 10 offering studios, one and two-bedroom apartments, along with three-bedroom duplexes. The project features ceiling heights exceeding 3 metres, while selected residences include private plunge pools on their terraces.

Jumeirah Village Circle (JVC): their busiest location, with two delivered buildings (Beverly Residence and Beverly Residence 2) and Havelock Heights under construction. JVC connects to Al Khail Road and Sheikh Mohammed Bin Zayed Road and is one of the most in-demand mid-market apartment communities in Dubai.

Arjan (Dubailand): Beverly Boulevard is completed and occupied. One Beverly, the group’s largest project at 381 units, is under construction near Dubai Miracle Garden.

Al Furjan: Havelock Residences and Beverly Gardens sit here, close to the Discovery Gardens metro station on the Route 2020 line. Some portals list Beverly Gardens under Discovery Gardens because the plot sits on the border of the two communities.

Dubailand Residence Complex and Motor City: the newer pipeline. Beverly Park (DLRC) and Beverly Grande (Motor City) are scheduled for late 2027, showing the developer moving into emerging districts before prices there mature.

  • A delivered track record you can inspect. Three buildings totalling 574 units are completed and occupied: Beverly Residence, Beverly Residence 2 and Beverly Boulevard. You can walk through a finished building, talk to residents and judge the build quality yourself before committing to an off-plan unit. Few boutique developers in Dubai give you that option.
  • Regulated and verifiable. DLD Developer Number 1627 and RERA escrow protection apply to every off-plan sale, and construction progress is published on Dubai REST.
  • Entry-level pricing in proven rental communities. Launch prices from the low AED 600,000s in JVC, Arjan and Al Furjan target end users and rental investors rather than luxury buyers.
  • Small project count. With nine projects to date, the group is not stretched across dozens of simultaneous sites the way volume developers are. Several launches, including Beverly Gardens and Havelock Residences, sold out during the sales phase.

What to Check Before Buying From AA HMB Developments

  1. Verify the project on Dubai REST. Search the project name, confirm its registration, the escrow account number and the official construction percentage. Do not rely on a broker’s update alone.
  2. Confirm which legal entity is on your SPA. Projects are held under HMB Homes, H M B Development LLC or the AA & HMB joint venture. Your legal recourse runs to the entity named on the contract.
  3. Pay only into the RERA escrow account. Every off-plan payment must go to the project’s registered escrow account, never to a personal or general company account. Cross-check the escrow IBAN with the DLD.
  4. Register your Oqood. After paying the 4 percent DLD registration fee, your off-plan unit must be registered under Oqood. Chase this document soon after signing; it is your proof of ownership before the title deed is issued.
  5. Compare the handover date quoted by sales staff with the anticipated completion date written in the SPA, and read the compensation clause that applies if handover slips beyond the contractual grace period.
  6. Request the estimated service charge in writing before booking, since service charges directly reduce your net rental return.
  7. Inspect a completed building. Visit Beverly Boulevard in Arjan or Beverly Residence in JVC and look at the lobby, corridors and facade condition years after handover. That tells you more than any brochure render.
  8. Check resale supply in the same tower on Property Finder and Bayut. If a project is marketed as sold out but many resale units are listed, early investors are exiting, and you should question any launch premium.

AA HMB Developments is a credible mid-market apartment builder, not a luxury master developer, and it does not present itself as one. Its strengths are concrete: three delivered buildings you can inspect, DLD registration you can verify, established communities, and launch pricing from the low AED 600,000s. Its limitations are equally clear: a short corporate history under the joint venture name, an apartments-only catalogue, and the standard off-plan risks that apply to any boutique developer in Dubai.
