Object 1 Dubai

Object 1 is a Dubai real estate developer known for design-led apartment towers. Its head office is at Emaar Square, Downtown Dubai, with a second office in Abu Dhabi. It has 36 projects in Dubai across six communities: Jumeirah Village Circle, Jumeirah Village Triangle, Al Satwa, Dubai Land Residence Complex, Jebel Ali and Dubai Sports City. It builds studio to four-bedroom apartments. Prices run from AED 554,000 to AED 8.3 million. Payment plans include 20/40/40, 10/40/50 and 70/30. Handovers run from 2026 to 2029. Its Abu Dhabi project is A1LA Residence on Al Reem Island.

Look at the project list and you see it straight away. RA1N. V1TER. OZONE 1. 1WOOD. TETR1S. LUM1NAR. ELAR1S. VERDAN1A. IR1DIAN. ESSENL1FE. EVERGR1N. V1STARA. OR1ON.

Every name carries the numeral one inside it. Sometimes it replaces a letter. Sometimes it sits at the end. It is never absent.

That is not decoration. It tells you the company thinks of a building as an object to be designed, the way you would design a chair or a poster. The brand name says the same thing twice: Object, and 1.

If you want one sentence that explains this developer, it is that a building here is treated as a piece of design work first and a block of flats second.

Object 1 is young. By the close of 2024 it had spent two years in the market, and in that time launched nine projects in Dubai and sold more than 860 homes.

The growth in that second year was steep. Sales value rose 913 percent against the previous year. Sales volume rose 1,059 percent.

Those are the numbers of a company going from almost nothing to a real presence very fast. They are also the numbers of a company with a short history, which is the honest other side of the same fact.

By 2026 the Dubai count had reached 36 projects. Twenty-two of them are still selling from the developer. Fourteen have moved entirely to resale.

Object 1 does not publish a founder name or a founding year. Any precise date you come across for this developer is not one the company itself gives.

What Object 1 does state plainly is what it is trying to build, and that is easier to judge than a date.

Creating a new aesthetic urban environment for life, work, and inspiration.

It appears under the two words Object 1 uses to describe itself: contemporary developer.

The longer version Object 1 gives is that it specializes in elegant, sustainable, and innovative developments, with a focus on modern urban living and on services built around investors.

Strip the language back and the promise is simple. Better-looking buildings and smarter fittings in areas people can actually afford.

Most young developers scatter. Object 1 does the opposite. It has picked six Dubai communities and built repeatedly inside them.

Jumeirah Village Circle holds eleven projects. Jumeirah Village Triangle holds another eleven. Between them that is 22 of the 36.

Al Satwa, in the Jumeirah Garden City pocket, holds four. Dubai Land Residence Complex holds four. Jebel Ali Village holds two. Dubai Sports City holds one.

Al Furjan, Jumeirah Garden City and Dubai Islands also sit on the Object 1 map. The stated approach is to select strategic plots in these districts and build modern residential projects that balance privacy, comfort and long-term value.

The upside of that concentration is knowledge. The developer knows these streets, these plot sizes, these buyers. The downside is that when several towers finish in the same postcode in the same year, they compete with each other for tenants and for resale buyers. Both things are true.

The portfolio is easier to understand as a ladder than as a spreadsheet. Each rung is a budget, and each budget lands you in a different part of Dubai.

The bottom rung is AED 554,000, at The Fifth Tower in Jumeirah Village Circle. Ozone 1 Residence sits just above it at AED 644,000. Both are listed as ready, which means you can walk into them.

From AED 667,000 to AED 862,000 you are in the VERDAN1A phases in Dubai Land Residence Complex, or in the JVC and JVT towers: TETR1S at AED 737,000, ESSENL1FE at AED 752,000, V1VID at AED 762,000, ELAR1S Sky at AED 767,000, S1LVA Park Living at AED 780,000, 1WOOD Phase 2 at AED 788,117.

Around the million mark the address changes. LUM1NAR at AED 876,000, SKY LEVEL 1 at AED 945,000, EVERGR1N House in Al Satwa at AED 992,000, W1NNER Tower at AED 1,003,000.

Past that, EVERGR1N House 3 and 4 reach AED 1.098 million and AED 1.14 million. V1STARA HOUSE in Jebel Ali Village opens at AED 1.2 million, and its second phase at AED 2,126,890.

The top rung stands well clear of the rest. OR1ON SKY in Jumeirah Village Circle starts at AED 8.3 million, roughly fifteen times the entry price. It is the outlier that shows where the company wants to go next.

Read the calendar before the price. It tells you what you are really buying.

2028 ELAR1S Sky, ELAR1S Axis, Alta View Skyhomes, EVERGR1N House 3, Waterside Residences.

2029  SKY LEVEL 1, OR1ON SKY and Verde Level 1.

The weight of the portfolio lands in 2027 and 2028. If you buy today, you are most likely waiting two to three years.

For a company this young, the award shelf is unusually full, and it is worth noting what the awards are for.

Emerging Urban Developer of the Year at the UAE Realty Awards in 2025. An International Property Award at the Arabian Property Awards in 2026. Four Dubai Property Awards across 2025 and 2026, for Apartment and Condominium Development, Single Apartment and Condominium, Residential High Rise, and Best Developer Website.

Notice the pattern. The wins are for design and for individual apartments, not for scale, land bank or delivery volume. That is consistent with everything else about the company.

A fair assessment needs both columns, so here they are without decoration.

The case for buying is that AED 554,000 to AED 800,000 is a genuine way into Dubai property, the communities are established with real tenant demand, the payment plans stage the cost across 20/40/40, 10/40/50 and 70/30 structures, and three buildings are already standing so you can inspect the finish before you commit.

The case against is that this is an apartment-only portfolio with almost no three or four-bedroom stock, so families are poorly served. There is nothing in Downtown, Dubai Marina or Palm Jumeirah. Twenty-two towers in two adjacent communities will compete with each other. And the delivery history runs to a handful of years, not decades.

Which column matters more depends entirely on whether you are buying a home or a yield. For a yield in JVC or JVT, the first column wins. For a family home, the second one does.
