The April 2023 DLD registration date is worth noting. London Gate brands itself as operating since 2014, and its first tower broke ground in October 2022, but its formal developer registration is more recent. This can occur when a company grows from smaller residential projects into larger branded towers, but it is an important detail for buyers to understand.

London Gate focuses on vertical development rather than villa communities, townhouse clusters or large masterplans. The developer generally takes individual plots in established Dubai districts and develops residential towers on them. In two cases, it also took over plots where earlier projects had failed to progress.

Seven of the nine registered projects are apartment buildings. Aeternitas and Maya 5 also include larger duplex and villa-format units within their respective towers.

London Gate does not handle all sales directly. Since 2024, the developer has worked with OCTA Properties as a sales and marketing partner. The relationship began with Franck Muller Vanguard and was expanded in July 2025 through a three-project agreement covering developments in Dubai South, Jumeirah Village Circle and Maritime City. London Gate was founded in 2014, with Eman Taha serving as CEO. She has been the named company representative in public announcements since the Franck Muller partnership was signed in December 2023.

The company's debut projects included Maya V, also registered as Maya 5, in Jumeirah Village Triangle and Nadine I & II in Al Furjan.

Maya V reportedly sold out within an hour of launch. The launch took place in October 2023, according to a Khaleej Times report dated 19 October 2023, rather than 2024 as stated on several developer-profile pages. At launch, a company spokesperson indicated pricing of around AED 1,000 per sq ft, moving towards AED 1,250 per sq ft, with nearly 1,200 brokers attending.

The developer's delivery record is clearer when construction, target handover and completion dates are considered together.

London Gate's CEO has publicly stated that Nadine 1, Nadine 2 and Maya 5 were completed ahead of schedule. The available dates support an on-schedule assessment for Maya 5 rather than clearly demonstrating an early completion. Its target was Q4 2024 and the recorded completion was October 2024, the first month of that quarter.

Delivering a 102-unit tower within approximately 24 months and meeting its target quarter is a positive construction record. However, it is more precise to describe Maya 5 as completing on schedule unless stronger evidence shows that the contractual completion date was earlier than Q4 2024.

Two projects provide additional context to London Gate's development strategy. Nadine 1 occupies a plot originally allocated to Soraya Tower 2, a development that was later cancelled. Aeternitas is the revived Marina 106 project.

This means two of London Gate's more prominent developments are associated with plots where previous development plans did not reach completion. That can be viewed as evidence of the developer's ability to revive stalled or previously unsuccessful sites, although buyers should still assess each project's construction status, approvals, and escrow arrangements independently, or as a plot-acquisition strategy built on distress. Both readings are fair. 

Property Finder lists nine London Gate projects. Eight currently show resale stock only, while Franck Muller Vanguard still shows developer stock.

Over a 12-month period, 121 apartment sales were recorded, with a typical price of around AED 1.9 million on a median size of 710 sq ft. That works out to roughly AED 2,611 per sq ft, with recorded prices ranging from approximately AED 1.1 million to AED 3.1 million.

Aeternitas also shows why buyers should not rely on a single per-square-foot figure. Two-bedroom transactions during 2026 ranged from approximately AED 1,918 to AED 2,709 per sq ft. Floor level, view, layout and unit size can materially change the price within the same tower.

According to the developer brochure, unit sizes range from 871 to 894 sq ft for one-bedroom apartments, 1,065 to 1,736 sq ft for two-bedroom apartments and 2,257 to 2,618 sq ft for three-bedroom apartments. Franck Muller Villas range from 5,427 to 5,505 sq ft, while Franck Muller Mansions range from 7,382 to 8,582 sq ft.

Aeternitas is not solely a London Gate development. DLD records list both Gulf General Investments Company (GGICO) and London Gate Real Estate Development. GGICO was associated with the original 106 Tower, which London Gate subsequently acquired and rebranded before launching it as Franck Muller Aeternitas in January 2024.

This distinction matters when assessing London Gate's track record on a supertall project because the tower's development history involves more than one developer.

The project was originally proposed in 2008. Excavation and piling began in summer 2008 but stopped within a year during the financial crisis. The plot was subsequently filled with sand. Construction restarted in 2013 under Al-Qabdah Building Contracting on an estimated $190 million contract. Foundations were completed in December 2014 by Middle East Foundations, and the tower reached the 30th floor by April 2016 before construction stopped again in August 2016 because of financial difficulties.

London Gate acquired the project in late 2023. The revised scheme added approximately five metres to the tower along with the clock, and construction resumed in 2024.

Aeternitas sits directly behind Marina 101, another very tall tower. As a result, lower and mid-level floors are less likely to have unobstructed sea views. Higher floors can clear surrounding towers and provide views towards the marina, Palm Jumeirah and Jumeirah Beach.

Buyers should therefore ask for the exact floor, orientation and window location before accepting a broker's description of a "sea view."

As of October 2025, the project had reportedly reached the 75th floor, with the substructure 100% complete and the superstructure more than 70% complete. The project reportedly sold out within three months of launch, with marketed sales value exceeding AED 2 billion compared with a DLD construction value of AED 845 million.

Franck Muller Vanguard is the second Franck Muller collaboration. It launched in October 2024 with a stated value of AED 1.6 billion and 722 units ranging from studios to three-bedroom apartments in Dubai Marina.

Prices started from AED 1,250,888, with handover initially targeted for September 2027. Construction began in November 2024 and had reached the 18th floor by October 2025. Property Finder showed approximately 40% progress.

Studios range from 414 to 674 sq ft, while one-bedroom units range from 779 to 1,010 sq ft. Two-bedroom apartments start from approximately 1,041 sq ft.

The available sources do not agree on the floor count. One launch release reports 34 floors, Property Finder reports 38, while Propsearch reports 39. The payment plan is also reported differently, with one source listing 10/20/70 and another showing 30/70.

These figures should be confirmed in writing before being quoted to a buyer or used in a purchase comparison.

Franck Muller Yachting was announced through the July 2025 OCTA partnership and was reported sold out in December 2025, before construction began. The Dubai Maritime City project comprises 574 residential units across studios, one-bedroom, two-bedroom and larger layouts.

The project has a stated value of AED 900 million, with launch prices from AED 1.2 million. Property Finder lists completion for Q3 2028.

Selling an entire tower before groundbreaking is a strong commercial signal for London Gate. From a buyer's perspective, however, it also represents the greatest distance from a finished, inspectable product.

London Gate represents a more concentrated development strategy, with Franck Muller branding across three towers and Dubai Marina as a key focus.

For buyers prioritising balance-sheet comfort, construction scale and resale depth, Binghatti has the stronger profile. For buyers seeking a branded Dubai Marina property at a lower entry price and willing to accept London Gate's shorter delivery history and co-development structure at Aeternitas, London Gate may be the more targeted choice.
