About Al Barari

Al Barari is a private, family-owned real estate developer in Dubai, founded in 2005 by Emirati businessman Zaal Mohamed Zaal. The company is today led by CEO Hazza Zaal, and it remains one of the few developers in the UAE still run by its founding family. Zaal Mohamed Zaal is also the founder of Elemental Developments, a separate venture built on the same ideas of nature and wellness.

The name comes from the Arabic word for “wilderness,” and that's not marketing talk. Al Barari built its reputation on a single idea: a luxury community where the greenery came first and the homes were placed inside it, not the other way around.

Al Barari is the master developer of the community that carries its name, located in Dubailand off Sheikh Mohammed Bin Zayed Road, about 15 to 20 minutes from Downtown Dubai. Rather than building towers across the city, the company has spent two decades developing and refining one destination.

The numbers behind it are unusual for Dubai. More than 60% of the development is green space, featuring themed botanical gardens in Renaissance, Balinese, Mediterranean, Woodland and Contemporary styles, along with naturally landscaped lakes and freshwater streams. The community is home to more than 500 plant species, and Al Barari operates the region's largest privately owned plant nursery, Greenworks, on site.

The company's work was recognised in 2017 with the “Sustainable Development of the Year” award at the Real Estate Excellence Awards and the “Best Real Estate Project – Luxury Residential” award at the Gulf Real Estate Awards.

Almost everything sits at the premium end, and the range is wider than many buyers expect:

  • Bespoke and palatial villas – The Reserve offers custom-built homes on plots starting from around 31,000 sq ft, where owners can design the villa themselves.
  • Large family villas – The Residences comprises 189 eco-friendly villas with 5 to 7 bedrooms across four types: Acacia, Bromellia, Camellia and Dahlia.
  • Contemporary villas – The Nest is a collection of 55 modern 4-bedroom villas featuring floor-to-ceiling glass and plots starting from roughly 9,000 sq ft.
  • Semi-detached villas – Chorisia offers 5-bedroom semi-detached homes designed around a central courtyard.
  • Apartments – Seventh Heaven offers 1 to 3-bedroom apartments with private elevator access; Ashjar comprises 120 apartments across nine low-rise, five-storey clusters; and The Neighbourhood offers studios to 2-bedroom apartments with clubhouse facilities.
  • Newer launches – Lunaria is a limited collection of 40 six-bedroom villas, while Ixora is a collection of 4-bedroom homes.

Residents get access to a range of amenities that the developer built and continues to operate itself:

  • The Farm – The community's well-known alfresco restaurant, set among the gardens.
  • Body Language – A health club with a gym, fitness classes, personal training and outdoor workout areas.
  • Heart & Soul – A destination spa and wellness centre.
  • Greenworks – The region's largest privately owned plant nursery.
  • Themed botanical gardens, lakes and waterways – A network of streams, ponds and waterfalls running through the community.
  • Swimming pools, children's play areas, barbecue areas, saunas and steam rooms – Available within the residential clusters.
  • Walking paths and Zen gardens – The whole community can be explored on foot.

Nearby, residents have access to Cityland Mall, Dubai Hills Mall, and schools such as Repton, GEMS FirstPoint and Dunecrest American School within a short drive.

Three things genuinely set it apart.

First, focus. Most large Dubai developers operate across dozens of locations. Al Barari has spent two decades developing one address, and it shows in the maturity of its landscaping. You cannot fast-track a twenty-year-old garden.

Second, density. The master plan is deliberately low-density, with the majority of the land retained as greenery rather than sold as plots. New launches are rare, which helps keep supply tight.

Third, ownership of the lifestyle. The restaurant, health club, spa and nursery are all part of the developer's own ecosystem, so the standard of upkeep is not entirely dependent on third-party operators.

  • Scarcity – Limited villa stock and infrequent launches in an established ultra-prime community.
  • End-user demand – The community attracts families who stay, which supports resale and rental values.
  • An established address – Unlike a brand-new master plan, the core community has been delivered, occupied and maintained for well over a decade.
  • Location – Al Barari is positioned in Dubailand with direct access to Sheikh Mohammed Bin Zayed Road, roughly 20 minutes from Downtown Dubai and Dubai International Airport.
  • Freehold ownership – Properties in Al Barari are available for freehold ownership, including for foreign buyers.
