A comparison worth holding on to: a one-bedroom in JVC at AED 79,000 and a one-bedroom in Downtown at AED 133,000 are both described as a one-bedroom in Dubai. The difference is AED 54,000 a year.

Sobha Hartland is the strongest mover of the three. Overall rents rose 6.45% to an average of AED 142,000, with one-bedrooms up 3.35% to AED 99,000. The demand is driven largely by newly launched developments such as Crest Grande.

One thing the numbers show plainly: Palm Jumeirah apartments average less than both Bluewaters Island and Al Barari. People often assume the Palm is the most expensive apartment address in Dubai. On these figures it is not.

A three-bedroom villa there averages AED 112,000, which sits close to a two-bedroom apartment in JVC at AED 113,000. Dubai South recorded three-bedroom villa rents rising up to 5.27% and five-bedrooms up 1.79%. Mirdif posted 0.56% growth in its three-bedroom segment.
