The Siniya Island masterplan is a sprawling 16.1 million sq.ft. blueprint that balances ultra-luxury urbanism with the island’s rich ecological and archaeological heritage. At its heart, the development is defined by a low-density, dedicating nearly 50% of the land to open green spaces and natural sanctuaries to protect the local gazelle populations and ancient mangrove forests.
The residential layout is segmented into exclusive clusters, ranging from the palatial Coral Beach mansions with direct private access to 12 kilometres of pristine coastline, to the sophisticated high-rise apartments of the Coastline Beach Residences. These clusters are strategically linked by a 2.85 km boardwalk and a massive maritime hub featuring a luxury yacht club and a signature 18-hole championship golf course that meanders through tidal lagoons.
The infrastructure of the masterplan is designed for seamless modern living while maintaining an air of secluded exclusivity. Connectivity is anchored by a newly completed 1.7 km bridge linking the island to the E11 highway, supplemented by high-end logistics like helicopter and air taxi pads for rapid transit.
With a total project value of AED 18 billion, this masterplan serves as a sustainable bridge between the UAE’s past, evidenced by the nearby 6th-century pearling village and a future of high-end, resort-style permanent residency.
