Can foreigners buy property in Dubai without living there?
Completely fine, hundreds of investors from India, the US, the UK, and elsewhere own Dubai property and have never set foot in the building. You do not need a visa, a local partner, or a UAE bank account to buy.
How do I send money to Dubai and can I bring rental income back?
A standard international wire to the developer's escrow account is all it takes. Indian buyers can send up to USD 1 million per year under RBI's LRS rules. American buyers have no federal restrictions on buying abroad. When rent comes in, you transfer it home the UAE takes nothing off the top.
Will I owe tax back home on rent I collect in Dubai?
Dubai won't touch it zero tax at source. Whether your home country does is a different question. Most Indian NRIs with proper non-resident status are in the clear. Americans are not the IRS taxes worldwide income regardless of where you live. Talk to a cross-border tax advisor before assuming you are keeping everything.
What if the developer delays or the project falls apart?
Your payments go into a RERA-regulated escrow account, not directly to the developer. They only get paid as construction milestones are hit and verified. It is not bulletproof delays happen but it is a genuine protection that did not exist before 2008. Stick to developers with clean delivery records
What does buying actually cost beyond the price tag?
Budget an extra 6-7% on top of whatever you are paying. That covers 4% to the Dubai Land Department, 2% agent commission, and admin fees. If you are taking a mortgage, add another 0.25%. None of this is negotiable it is fixed by law.
Can I get a mortgage in Dubai if I don't live there?
Yes, but the bank wants more skin in the game. Non-residents typically put down 40-50%. Rates are around 4.5-5.5% right now on fixed terms. Emirates NBD, Mashreq, and HSBC UAE are the most active lenders for overseas buyers.
If I buy off-plan, when exactly can I apply for the Golden Visa?
The reality is you don't get it until the keys are in your hand and the title deed is in your name. A lot of buyers assume the purchase contract triggers it but it does not. Handover first, visa application after that is the process. If the only reason you are stretching to AED 2 million is the visa, make sure the property itself makes sense as an investment first.
What does it actually cost to maintain a Dubai property from overseas each year?
Service charges run AED 9-30 per sqft annually depending on the building. A typical 900 sqft apartment lands somewhere between AED 12,000 and AED 18,000 a year. Add a property manager at 7-10% of rent and that is your main recurring cost. No annual property tax which is genuinely unusual compared to what US and Indian owners are used to pay at home.
Does my will cover my Dubai property when I die?
Your home-country will does not automatically apply to assets in Dubai. UAE Sharia inheritance law is the default, which can produce outcomes very different from what you intended. The fix is straightforward register a DIFC Will, which is specifically designed for non-Muslim foreign owners and overrides the default rules for your Dubai assets. Do not leave this one until later.
