Green fairways on one side, the Burj Khalifa skyline on the other. Park Field and Lime Gardens are two Emaar residential towers inside Dubai Hills Estate a 2,700-acre master community built around an 18-hole championship golf course and 1.45 million square metres of parks. Together they offer 1, 2, and 3-bedroom apartments and duplex townhouses from AED 1.06 million, with a 70/30 payment plan and handover from Q4 2025.
Park Field and Lime Gardens are two residential buildings by Emaar Properties within Dubai Hills Estate the 2,700-acre gated master community between Al Khail Road and Mohammed bin Zayed Road. Park Field consists of two towers (10 and 19 storeys) with 301 apartments and 3 duplex townhouses. Lime Gardens is a single 23-storey tower offering apartments and 9 duplex townhouses. Both sit adjacent to Dubai Hills Park, the longest linear park in any Dubai community. Emaar Properties, the developer behind Downtown Dubai and the Burj Khalifa, launched both projects in Q2 2022 as part of its continued build-out of the Dubai Hills Estate master plan.
Park Field offers 1-bedroom apartments from 645 sq.ft, 2-bedrooms from around 980 sq.ft, 3-bedrooms up to 2,199 sq.ft, and three exclusive 2-bedroom duplex townhouses. Lime Gardens mirrors the bedroom range with apartments from 645 to 2,195 sq.ft and nine 2-bedroom duplexes from 1,968 to 1,973 sq.ft. Every unit features floor-to-ceiling windows framing views of the surrounding parkland and golf course. Layouts are open-plan with separate laundry rooms, and two- and three-bedroom units include walk-in wardrobes. Corner balconies in many layouts create generous outdoor space.
Dubai Hills Estate spans 11 million square metres and is planned to house over 100,000 residents across 30 neighbourhoods. The 18-hole championship golf course forms its spine. Dubai Hills Park alone covers 180,000 square metres and includes a skate park, dog park, amphitheatre, splash pad, ice rink, outdoor gym, basketball court, padel court, and running track. Dubai Hills Mall, with over 600 retail outlets including the UAE’s largest Geant Hypermarket, anchors the commercial side. King’s College Hospital operates within the community. This is a self-contained district, not a collection of amenities bolted on.
Park Field and Lime Gardens offer 1, 2, and 3-bedroom apartments (645–2,199 sq.ft) and 2-bedroom duplex townhouses (up to 1,973 sq.ft), all with open-plan layouts, floor-to-ceiling windows, and private balconies overlooking Dubai Hills Park and the golf course.

Park Field and Lime Gardens sit within a master community engineered for daily active living. The 180,000 sq.m Dubai Hills Park delivers an outdoor gym, splash pad, amphitheatre, and a skate park all accessible on foot. Within the towers, residents share swimming pools, a gymnasium, multi-function rooms, and landscaped podium spaces. Beyond the building, 54 km of cycling trails wind through the community, and Dubai Hills Mall offers over 600 retail outlets including Storm Coaster and the Geant Hypermarket. King’s College Hospital operates inside the master plan boundary.
Dubai Hills Estate occupies a central position between Al Khail Road, Sheikh Zayed Road, and Mohammed bin Zayed Road three of Dubai’s primary arterial routes. The community sits within Mohammed bin Rashid City, a designated urban growth corridor under Dubai’s 2040 Urban Master Plan. Its neighbours include Al Barsha South to the west and Al Quoz to the east, with Meydan City and Arabian Ranches accessible to the south. For residents, this translates to a 15-minute drive to Downtown Dubai, 20 minutes to Dubai Marina, and direct road access to Business Bay. For investors, the combination of completed infrastructure, operational schools, a functioning mall, and a championship golf course means this community has already crossed the maturity threshold that many newer master plans are still years away from reaching.
