Company Ownership of Property in Dubai: Which Entities the DLD Registers
Buying Dubai property through a company is possible once the company is registered in the DLD system and receives a company reference number, which is needed before any real estate transaction can be processed.
The DLD's registration service for companies accepts a wide list of entities, including single person establishments, limited liability companies, branches, free zone companies, and foreign and GCC companies. Foreign companies must be registered in a Dubai or Ras Al Khaimah free zone, and GCC companies must be registered with Dubai's economic department.
Where a company with foreign shareholders can buy
Under Law No. 7 of 2006, unrestricted ownership is reserved for UAE and GCC nationals, companies fully owned by them, and public joint stock companies, while non UAE nationals can own freehold only in designated areas. A company with other foreign shareholders follows the same freehold map, so the location of the unit matters as much as the structure of the buyer.
What a foreign company cannot do
A company incorporated abroad and registered only in its home country is not accepted by the DLD as a buyer. A buyer with an overseas holding company needs a registered UAE vehicle to hold Dubai property in a company name.
