Imtiaz Developments is run by its founder and CEO, Masih Imtiaz. Imtiaz Developments handles design, construction, joinery, aluminium and glass work, property management and after-sales service within its own group. Imtiaz projects are spread across Jumeirah Village Circle, Al Furjan, Dubailand, Dubai Islands, Meydan, Jumeirah Garden City and Downtown Jebel Ali.
Majan was launched in November 2006 by Mizin, the property arm of Tatweer, and was promoted as the Downtown of Dubailand. Building work in Majan slowed after the 2008 financial crisis, and the master plan was later changed so that smaller plots could be sold. Today, Majan has finished buildings standing next to new launches from many different developers.
DLD sale records from 26 August 2026 give a quick snapshot of Majan prices. Ready 1 bedroom flats sold at about AED 1,400 per sq ft, and a ready studio sold at about AED 1,450 per sq ft. Off-plan studios in Majan were registered on 26 August 2026 at between AED 1,779 and AED 2,115 per sq ft.
Property records for 4 recent Imtiaz Developments projects in Jumeirah Village Circle show that all 4 were finished on or before their estimated handover date. Construction on each of these 4 projects took about 2 years. Westwood by Imtiaz in Al Furjan took much longer, with work starting in February 2018 and finishing in November 2023.
| Project | Construction Start | Estimated Handover | Completed | Result |
|---|---|---|---|---|
| Westwood Grande | November 2022 | October 2024 | October 2024 | On time |
| Westwood Grande 2 | April 2023 | Q4 2025 | Q2 2025 | Early |
| Pearl House | May 2023 | Q3 2025 | July 2025 | On time |
| Pearl House 2 | August 2023 | Q4 2025 | October 2025 | On time |
Majan has 161 building developments on record. Between January 2025 and January 2026, at least 6 new residential launches in Majan were announced by different developers. More homes bring more shops and services to Majan, but more homes also mean more competition for owners who rent out or resell. When Imtiaz announces a handover date for The Vault, compare that date with the completion dates of nearby Majan projects.
Imtiaz has not released prices for The Vault, so this cost example uses an assumed purchase price of AED 800,000. The DLD registration fee is 4% of the price, which adds AED 32,000 and brings the total to AED 832,000 before small admin charges. After handover, add the yearly service charge, and add furnishing costs if the unit is not sold furnished. Replace the assumed price with the real one when Imtiaz releases its price list.
An AED 832,000 purchase at The Vault by Imtiaz, including the 4% DLD fee, equals about INR 2.17 crore at the rate of AED 1 to INR 26.13 on 16 September 2026. Resident Indians can send up to USD 250,000 per person each financial year under the Liberalised Remittance Scheme. Banks collect 20% TCS on overseas investment remittances over INR 10 lakh a year, and the TCS amount can be adjusted against your income tax.
The UAE does not charge personal income tax, but resident Indians must pay tax in India on rent and sale profits from a Dubai home and declare the property in Schedule FA of their tax return. NRIs are not taxed in India on rent or sale profits from a Dubai home. Speak to a chartered accountant before you send funds.
Around The Vault, Majan already has 11 mini marts, 3 gyms, a pilates studio, 2 nurseries, 21 restaurants, 6 cafés and a bakery. Remal Mall Majan and Midtown Central Majan are shopping centres inside the community, and green space comes from Majan Active Park, Majan Active Park East and Majan Central Park.
The Vault by Imtiaz is in Majan, a community that runs along Sheikh Mohammed Bin Zayed Road (E311). Burj Al Arab is about 21 minutes from Majan by car, and The Walk at JBR takes around 25 minutes to reach. For flights from the south of the city, Al Maktoum International Airport is roughly a 33 minute drive in normal traffic. The closest neighbouring communities are Al Barari, Living Legends, Falconcity of Wonders and Arabian Ranches 3.

Payments for The Vault by Imtiaz are protected by Dubai Law No. 8 of 2007. Off-plan payments must go into a project escrow account with an approved bank, and Imtiaz receives the money as construction progress is confirmed.
Search The Vault by Imtiaz in the Dubai REST app, which lists registered off-plan projects with their developer and construction status. Book a unit at The Vault only after the project appears in the app.
Before booking at The Vault, ask Imtiaz for the unit plan with total area, the full payment schedule, the completion date in the sale agreement, the expected service charge per sq ft and parking details.
Imtiaz has not confirmed whether The Vault will be furnished. Earlier Imtiaz projects such as Westwood by Imtiaz and Cove Edition 2 were sold fully furnished, so ask whether furniture is included in The Vault price.
An Oqood certificate is the DLD record of an off-plan purchase. Buyers at The Vault by Imtiaz receive an Oqood certificate after registration, and it proves ownership until the building is complete and a title deed is issued.
A mortgage for The Vault by Imtiaz is usually possible only near completion, because most UAE banks do not lend at the off-plan stage. Buyers pay construction instalments themselves and finance the final payment, subject to approval.
Yes. Owners at The Vault by Imtiaz can rent out their unit once the building is complete and the title is in their name. Dubai tenancy contracts need Ejari registration, and short stay rentals need a holiday home permit.
Yes, a unit at The Vault can be resold before handover with a No Objection Certificate from Imtiaz Developments. Developers usually require a set share of the price to be paid first, so check the sale agreement.
