From DLRC, Dubai Silicon Oasis and Dubai Academic City are 5 minutes away, Global Village and IMG Worlds of Adventure 10 minutes, and Downtown Dubai, Dubai Mall, Burj Khalifa and Dubai Creek 20 minutes. The plot lies 100 metres from GEMS FirstPoint School and 500 metres from The Aquila School, with the DRC Central, Eastern and South community hubs at 400, 500 and 600 metres. Dubai Silicon Oasis station on the Dubai Metro Blue Line opens 9 September 2029, putting a metro stop 5 minutes from the building. Families who buy around schools. GEMS FirstPoint School is 100 metres away and The Aquila School is 500 metres, both rated Very Good. Five schools within reach hold a Very Good or Outstanding government inspection rating.

The Dubai Metro Blue Line adds 30 km of track and 14 stations at a cost of AED 20.5 billion, opening 9 September 2029. Dubai Silicon Oasis and Academic City both receive stations, interchanging with the Green Line at Creek and the Red Line at Centrepoint. Both stations fall inside the 5 minute band from DLRC.

Retail is already trading on foot. A pharmacy, mini mart, cafe and restaurant at Abidos Hotel Apartments 200 metres away. A mini mart, laundrette and two salons at Solitaire Cascades 400 metres away. A pharmacy, sweet shop, ice cream shop and salon at Turtle Avenue 500 metres away. A restaurant and salon at Park Place 500 metres, a drive through at 600 metres, a hardware shop at 700 metres, and a pharmacy, medical clinic and laundrette at Skycourts Tower D 800 metres away. Three DLRC community park hubs fall inside 600 metres. Four schools sit within a short drive, and the two closest are inside a 500 metre walk.

No metro serves the community until September 2029, so a car is required today. Wadi Al Safa 5 holds records for 221 building developments, and Imtiaz alone accounts for twelve of them inside DLRC, so construction activity continues across the community for years. That volume of incoming supply is a real risk to rent growth. Street parking is fully allocated and charged at AED 3 per hour. Downtown Dubai, Dubai Mall and Burj Khalifa all sit at the 20 minute mark, so this is a commuter address rather than a central one. There is no beach and no marina in the community.

Fully integrated delivery. Design, construction, joinery, aluminium and glass, investment, property management and after-sales all run in-house rather than through subcontractors. Fewer external dependencies is the clearest reason behind the handover record below.

Documented early handovers. Pearl House 2 in JVC delivered three months ahead of schedule in October 2025. Hyde Walk in Jumeirah Garden City was the fifth project completed in the 2025 calendar year. Westwood and Westwood Grande both finished ahead of time.

Absorption proven at launch. Raw District sold out on the day of its official launch in June 2026 at AED 2 billion, and Raw District 2 repeated a launch day sell-out in July 2026.

Named architecture at the top of the portfolio. Zaha Hadid Architects were appointed to design The Symphony in Meydan, an AED 1 billion project, following a signing ceremony at the practice's London headquarters.
