La Violeta 2

La Violeta 2 is the final phase of the La Violeta townhouse cluster within Villanova a Mediterranean-inspired master community in Dubailand, Dubai. Developed by Dubai Properties, part of Dubai Holding, Villanova was launched in 2016 and has grown into one of Dubailand’s most established family neighbourhoods. Dubai Properties is the developer behind JBR, Business Bay, and Mudon a portfolio that spans from beachfront apartments to suburban villa communities. La Violeta 2 adds 3 and 4-bedroom townhouses to a community that already includes the original La Violeta phase, Amaranta, and La Rosa clusters each fully occupied and trading on the secondary market. The project is 97% complete, with handover scheduled for Q1 2026.

La Violeta 2 offers two townhouse configurations: 3-bedroom units with maid’s room at 1,985 sq.ft, and 4-bedroom units with maid’s room at 2,330 sq.ft. Both are two-storey homes with open-plan ground floors that integrate living, dining, and a modern fitted kitchen. Bedrooms sit on the upper floor with en-suite bathrooms and built-in wardrobes. Every home includes covered parking at the front and a private garden at the rear. Interiors use bright, natural-toned finishes with large windows that pull daylight into every room. The layouts follow clean lines and contemporary proportions a Mediterranean exterior with a modern interior. Maid’s rooms with en-suite facilities come standard in both configurations.

Villanova spans a substantial footprint within Dubailand, with pedestrian-first planning that connects all clusters via tree-lined walkways, cycling paths, and landscaped linear parks. Over 215,000 sq.ft of retail space serves the community, alongside a community centre, mosque, medical clinic, school, and pet park. Swimming pools for adults and children, outdoor fitness zones, playgrounds, BBQ areas, and jogging tracks are distributed across the master plan. A large community park forms the central green anchor. The design philosophy is Mediterranean suburban living low-rise, family-scaled, and walkable. For families with children, the combination of schools, play areas, and safe pedestrian routes within the gate removes the need for daily car trips for routine errands.
