Each of the eight clusters in DAMAC Lagoons has a designated identity. Nice carries the title of the Youth Hub of the masterplan, concentrating the community’s energy-focused, active lifestyle infrastructure. It is the only cluster with this specific positioning. While Malta focuses on children’s learning and Portofino on work-and-play culture, Nice is built around movement, sport, and outdoor recreation. The cluster features a wave pool, floating amphitheatre, inland white beach, snorkelling area, BMX arena, skate park, cycling tracks, and splash pools, creating an active lifestyle destination for families with teenagers and outdoor-oriented adults. Nice also includes ladies-only facilities, including a fully equipped gym, spa, and beauty salon, which adds further lifestyle appeal for residents and tenants. From an investment perspective, recorded DLD sales for Nice were around AED 1,230–1,760 per sq ft in August 2026. The cluster is located in Al Hebiah Fifth and includes the Nice 1 and Nice 2 sub-projects.

Nice launched at AED 1.7M for a 4 bedroom townhouse. That was the entry price at off-plan stage. The secondary market has moved significantly since.

For buyers entering now via resale, the 4-bedroom townhouses trade from AED 2.7M upwards. The jump in average price to AED 5.74M is driven by the inclusion of 6-bedroom standalone villas, which command a significant premium in the secondary market given their size and rarity within the cluster.

As a comparison point: a Santorini cluster buyer who paid AED 2.7M at launch now holds an asset valued at AED 3.2M confirmed in DAMAC's own handover press release from November 2025. Nice launched at comparable values and is following the same appreciation curve.

Lagoons Nice at DAMAC Lagoons Dubai comprises 551 units, with construction commencing in November 2022. The documented construction chain includes China Nuclear Industry 22nd Construction Co., Ltd. as the contractor, with BH NS and Khatib & Alami serving as consultants. These project participants provide a clearer record of the development and delivery structure than simply describing Lagoons Nice as “ready to move in.” The construction timeline, contractor, and appointed consultants should be considered when evaluating the project's delivery status and construction record.

All units in DAMAC Lagoons Nice include a private garden, carport, and patio. The 6-bedroom villas are standalone units with larger plot sizes, making them the most sought-after type in the cluster for both end-users and investors focused on rental income. Every home includes built-in wardrobes, maid's room, covered parking, and barbecue area. The specifications are consistent across the cluster no downgraded units in secondary positions.
