In the Dubai property market 2026 data, sales recovered 38% between May and July after hitting a 3-year monthly low (DLD records, 2026), and price per sq ft rose year-on-year in 81% of tracked communities (Arabian Business, September 2026). Off-plan homes made up 76% of all residential sales in Q2 2026 (Property Monitor, Q2 2026), and August 2026 sales were still 37% below August 2025 (DLD records, August 2026). Read this before you sign.

Are Dubai property prices going up or down in 2026? The honest answer is: it depends on the time frame and the property type. Most communities are still priced above 2025 levels and sales bounced back within 2 months, but ready homes, several apartment districts and the luxury resale segment are still well below 2025 levels. The recovery is uneven, and this update shows exactly where.

Dubai Property Market 2026: How Prices and Sales Changed

Dubai property sales fell sharply in May 2026 and recovered within 2 months, but the total value of deals is still below 2025 levels. Monthly registered sales dropped sharply from April to May, then rose in June and July before easing again in August.

The 3 months from April to June 2026 produced 34,850 residential transactions worth AED 84.9 billion, down 31% by volume and 45% by value against Q2 2025 (Property Monitor, Q2 2026). It still ranked as the 3rd highest second quarter on record, behind only 2024 and 2025.

Registered transactions hit their low in May after the regional conflict peaked in March and April (Khaleej Times, July 2026). DLD records a sale on the date it is registered rather than the date it is agreed, so deals agreed during the most cautious weeks appeared in the May figures.

Dubai Property Market Data for August 2026

August 2026 residential sales volumes were 37% lower and sale values 44% lower than in August 2025 (DLD records, August 2026). Buyers who stayed active paid more per deal: the average value per transaction across apartments and villas rose 7% from July, with the average apartment price up 4%.

The largest transaction of the month was an AED 725 million whole-building sale in Downtown Dubai at AED 2,845 per sq ft, and a Palm Jumeirah villa sold for AED 15,717 per sq ft, the highest rate recorded in August (DLD records, August 2026).

Dubai Property Prices in 2026: Up on Last Year, Down on Last Quarter

Dubai property prices in 2026 are going up on a yearly basis in most communities but going down in the short term. Section 2 shows the community detail, where villas and townhouses are still rising while most apartment segments eased between Q1 and Q2 2026.

The average residential sale price in Dubai fell 5.9% from Q1 to Q2 2026 but was 3.2% higher than in Q2 2025 (Property Monitor, Q2 2026). A citywide index put the August 2026 average at AED 1,636 per sq ft, 1.7% lower year-on-year and the first annual decline since 2021 (Cavendish Maxwell, August 2026).

Dubai Property Policy Changes in 2026

Dubai expanded its First-Time Home Buyer Programme, updated the property-linked residency framework and introduced Flexi Rent, which lets tenants pay rent in instalments (Dubai Land Department, 2026). The data shows buyers moved towards new villas. Villas and townhouses made up 12.9% of residential transactions in Q2 2026, compared with 20.8% in Q2 2025. Ready villa and townhouse sales fell 75%, while off-plan villa and townhouse sales rose 27% in volume and 83% in value (Property Monitor, Q2 2026).

Buyers should compare the asking price with registered sales in the same building over the last 6 months. Do not accept verbal confirmation of a "market price" from a seller or agent; ask for the DLD transaction records behind it.

Dubai Rent Prices 2026: What Sellers and Landlords Need to Know

Sellers of ready homes face the weakest demand in the market, while landlords are still earning rents above 2025 levels. Ready property sales fell 59% year-on-year to 8,512 deals in Q2 2026, and their total value dropped 69% (Property Monitor, Q2 2026).

Sellers in communities where prices fell over the quarter should price against the most recent registered sales, not against 2025 peaks.
