UAE property buyers are being told to stop judging a purchase on headline rental yield alone. Clint Khan, Founder and CEO of Realtor Signature Properties, says rising prices no longer guarantee strong returns, and that Dubai’s average gross residential yield of around mid-7% should never be read as a promised income. The advice comes as Dubai recorded 37,429 sales worth AED 92.9 billion in Q3 2026 (DLD records), yet prices have only just steadied after a correction of about 10% earlier in the year.

For buyers, the advice is practical. Entry price, service charges, real rental demand, upcoming supply, infrastructure, developer track record and the likely buyer at exit now decide returns more than timing does. This report sets out what changed, what it means for each type of buyer, and the checks to run before signing, including a worked net yield calculation and the steps Indian buyers must follow under India’s remittance rules.

Dubai Property Prices 2026: Correction and Stabilisation

Dubai returns now come from choosing the right unit at the right price, not from simply entering the market early. Khan said that 4 years ago, an early purchase in a well chosen Dubai community could deliver strong gains on its own. In 2026, he said, investors have to be far more selective, because rising values across the city no longer lift every project equally.

Prices in 2026 show why. Values fell sharply in March and April as regional tension involving Iran weighed on sentiment, and the index for Dubai homes corrected by about 10% before flattening between July and September. In a flat market, the purchase price you agree is the single biggest driver of your eventual return.

Dubai Rental Yield 2026: Gross vs Net Returns

A headline gross yield on a Dubai apartment shrinks sharply once purchase costs, service charges, vacancy and upkeep are counted. Khan said he would never promise a client a standard ROI, because the real return is what remains after costs, plus the value the property holds when you exit. Listing yields are gross figures and do not show this.

The worked example below uses an illustrative AED 1.5 million, 800 sq ft apartment let at a 7.5% gross yield. Government fees use the current DLD schedule. Service charge, vacancy and maintenance are estimates and will differ by building, so treat the result as a method, not a forecast.

The data shows the realised figure running more than 2 yield points below the advertised one. A mortgage lowers the return further: mortgage registration costs 0.25% of the loan plus an admin fee, and interest comes straight out of net income. Do not accept verbal confirmation of service charges from a seller or agent; ask for the Mollak statement.

Unit size also matters. Across Dubai listings, smaller homes carry the highest gross yields, with studios near 7.8% and 3 bedroom apartments closer to 4.5%, as of May 2026. Larger homes trade some income for stronger end-user demand at resale.

Dubai Property Oversupply Risk: 2026 and 2027 Handovers

Landlords face more competition from new handovers through 2027, and that pressure falls mostly on apartments. About 49,700 homes are expected to complete in Dubai in 2026 and about 60,000 in 2027, according to industry delivery tracking published in August 2026. Roughly 80% of that pipeline is apartments, with villas and townhouses making up the remaining 20%.

For an apartment landlord, this means renewal rents in areas with heavy handovers may stall, and tenants will have more choice. Khan lists future supply as a core check. Before buying, count the units completing within a short drive of the building over the next 24 months; a project can be well built and still struggle to hold rent if 3 similar towers hand over next door.

Buying Property in Dubai from India: LRS, TCS and Golden Visa

Indian buyers face extra costs and paperwork under India’s remittance rules. A resident Indian funds a Dubai purchase under the RBI’s Liberalised Remittance Scheme, which caps outward remittances at USD 250,000 per person per financial year. Couples often buy jointly so that each can remit within their own limit.

Tax collected at source also applies. Under current rules, remittances for investment purposes, including property, attract TCS at 20% on the amount above INR 10 lakh in a financial year. If an INR 50 lakh remittance is your only one that year, INR 8 lakh is held upfront, which can be adjusted against your final income tax. Plan this cash flow: TCS is a tax credit, not a fee, but the money stays locked until it is set off against your income tax.

Indian tax residents must also report the property in Schedule FA of their income tax return, and rent earned in Dubai can be taxable in India even though the UAE does not tax it. NRIs living abroad are outside the LRS route. Take advice from a chartered accountant before remitting; this is non-negotiable due diligence.

For residency, Khan’s firm guides qualifying buyers on getting the UAE Golden Visa through property. The threshold is property valued at AED 2 million or more by the DLD, which gives a renewable 10 year visa. Note how that threshold lines up with the price data in Section 3: homes just above AED 2 million carry visa demand from the next buyer as well.

Benefits of Investing in Dubai Property: Freehold and Tax-Free Rent

The core reasons investors buy in Dubai have not changed. Freehold ownership for foreign buyers in designated areas, no annual property tax and no personal income tax on rental income in the UAE are all unchanged. Buyer payments on off-plan projects still go into RERA-regulated escrow accounts.

Tenant demand has also held up. Freehold tenancy contracts reached 298,984 in the first 9 months of 2026, with 1 bedroom homes accounting for 42% of them (Ejari data). Demand for well located, sensibly priced rental homes is still broad. The difference now is that citywide growth no longer covers a weak entry price or an oversupplied area.

Best Areas to Buy Property in Dubai and Abu Dhabi for Families

Khan named 4 communities worth studying, but stressed that no community makes every project or unit a good buy. “Entry price matters,” he said, adding that the best investment depends on the buyer, so his firm does not name a single best project. The table below adds the verified facts behind each of his picks.

Our view at Honey Money Real Estates matches Khan’s most closely here: choosing the community is only the first step. Inside the same master plan, a unit facing a highway, a cluster with a heavy service charge, or a tower launched at a premium to recent resales can produce a very different result from the one next door.

For first-time buyers, Khan’s advice is to start by asking why you are buying, not what to buy, because a rental income purchase, a family home and a long-term hold call for different properties. He also warned against “last unit” pressure and said a good investment should still make sense once the payment plan, incentives and marketing are removed.

Dubai Property Buying Checklist: 8 Checks Before You Book

Run these 8 checks before paying any booking amount. Read this before you sign.

  1. Write down your goal (rental income, family home, long-term hold or residency) and shortlist only units that serve it.
  2. Pull the last 12 months of sales in the building and community from the Dubai REST app and compare the asking price per sq ft.
  3. Request the Mollak service charge statement and calculate net yield on total acquisition cost, not on price.
  4. Check registered rents for similar units through the DLD Smart Rental Index rather than relying on listing rents.
  5. Count the units completing nearby over the next 24 months, and ask how many are the same unit type as yours.
  6. Review the developer’s delivery record and confirm the project’s escrow account through RERA records.
  7. Price the deal as if there were no payment plan or incentive: compare the post-handover plan cost with a cash discount.
  8. Indian residents: confirm your LRS headroom, plan the TCS cash flow, and line up Schedule FA reporting.

Data Sources and Verification

This report draws on DLD transaction records and Ejari tenancy records for July to September 2026, the DLD fee schedule current in October 2026, the Dubai home price index for January to September 2026, residential delivery tracking published in August 2026, listing-based yield data from May 2026, and developer announcements from 2026.

Before any financial commitment, verify service charges on the Mollak portal, registered rents through the DLD Smart Rental Index, and recent transactions and title details through the DLD and the Dubai REST app. Indian residents should confirm LRS and TCS treatment with their bank and a chartered accountant.

The net yield example uses estimates for service charge, vacancy and maintenance, and supply figures are forecasts that may be revised as projects slip. Estimates are labelled where direct verification was not possible at time of publication.

Frequently Asked Questions

What is the average rental yield in Dubai in 2026?

Dubai property earns an average gross residential yield of around mid-7% in 2026, according to Khan. After DLD fees, service charges and vacancy, the apartment in our worked example nets about 5.2%. Always calculate net yield before you commit.

What are the extra costs of buying property in Dubai?

Buying in Dubai costs about 6.5% above the price on a resale apartment once the 4% DLD transfer fee, 2% agency commission, VAT and trustee fees are added. Budget for this before agreeing your offer.

Can Indians buy property in Dubai?

Resident Indians can buy Dubai property under the LRS, within USD 250,000 per person each financial year, with 20% TCS above INR 10 lakh. NRIs abroad are outside LRS. Confirm your position with a chartered accountant first.

Will Dubai rents fall in 2027?

Dubai expects about 60,000 home completions in 2027, mostly apartments, so rents in areas with heavy handovers may soften. Villas face less new competition. Check nearby completions before buying any rental apartment.
