The Valley by Emaar Prices Nearly Double as Handovers Pick Up Pace

Average prices at The Valley by Emaar have risen 97.6% since 2022 (price index data, September 2026), and the latest registered 3 bedroom sales start from AED 2.1 million (DLD records, 2026). Ready 3 bedroom townhouses now list for rent at AED 135,000 to AED 155,000 a year (listing data, early 2026). Read this before you sign.

Emaar has completed 2,354 homes at The Valley, its AED 25 billion community on Dubai-Al Ain Road, according to figures the developer published on 20 October 2026. The update lands as average pricing in the 6.3 million sq m masterplan has climbed steeply since 2022 and handovers move into a second wave of clusters. Emaar launched the project in November 2019.

For buyers, the headline growth matters less than what it says about entry prices now. A resale buyer today is paying for a finished, tenanted community. That carries less risk than the early off-plan purchases did, but it also leaves a smaller share of the growth still to come, and the rental yield reflects that.

This report draws on DLD records for registered sales between mid 2025 and May 2026, rental and sale listing data from 2026, price index data to September 2026, Golden Visa rules as of August 2026 and the developer’s October 2026 update. Figures we could not verify directly are labelled as estimates. Read this before you sign.

The Valley Emaar Update: What Changed Exactly

The Valley has moved from a mostly off-plan project to a lived-in suburb, and pricing has followed. The whole first phase, made up of Eden, Nara, Talia and Orania, is handed over and occupied, while keys are now going out in Elora, Farm Gardens and Lillia (Emaar-supplied, October 2026).

Emaar said Eden and Talia sold out within weeks of their release, and that early clusters gained 30% to 40% after completion on top of their construction-stage growth (Emaar-supplied, October 2026). That figure comes from the developer. Check it against DLD resale records for any cluster you are considering.

Size, plot position and payment stage all move individual prices, so read each range as a guide to the cluster, not a fixed rate. On off-plan resales, the seller’s paid amount also decides how much cash you need on day one.

The Valley Rental Yield: What It Means for Sellers and Landlords

The gross yield on a ready 3 bedroom townhouse in The Valley is set mainly by the price paid. Eden, one of the first clusters handed over, gives the clearest read on the current range.

These are gross figures. Service charges, maintenance, agency fees and empty months all come off before you reach the net return, and asking rents are not always achieved rents. Service charge budgets are not published for every cluster, so the Mollak figure is the number to collect first.

Rent Renewals and the RERA Rental Index

Every lease must be registered on Ejari, and rent increases at renewal are capped by the RERA Rental Index under Decree No. 43 of 2013. A landlord cannot raise rent at will on an existing tenant, so the first lease you sign sets the base for every renewal after it.

Resale Exit for First Phase Owners

First phase owners hold gains built over the whole price run since 2022. Their risk now is timing. Each new handover adds ready stock that competes for the same resale buyers, so sellers who want a clean exit should list a vacant or well-tenanted home with service charges cleared.

The Valley for NRI and Expat Buyers: Golden Visa and Funding Rules

The Valley is open to buyers of all nationalities, with ownership registered at DLD. For many expat families, the stronger pull is that an entry-level home here now qualifies for long-term residency.

Golden Visa Through Property in The Valley

The UAE’s 10-year Golden Visa is open to owners of Dubai property valued at AED 2 million or more (Golden Visa rules, August 2026). Ready, off-plan and mortgaged homes all count, and the old minimum down payment rule for mortgaged or instalment purchases has been scrapped.

On the registered prices in Section 2, almost every 3 bedroom and larger home in The Valley clears that bar on its own. Confirm your specific unit with DLD and ICP before paying a deposit. This is non-negotiable due diligence.

Funding Rules for Indian Buyers

Which route applies depends on where the buyer lives and where the money is held. Indian residents and NRIs follow different RBI rules, so settle this before you sign a booking form.

Liberalised Remittance Scheme

USD 250,000 per person per financial year

At the 3.6725 AED to USD peg, the resident Indian limit works out at about AED 918,000 per person per year (calculated at the official peg). A buyer who needs more in a single year can draw on other family members’ limits or choose a developer payment plan that spreads transfers across financial years. Our Dubai property investment guide for NRIs covers the paperwork.

The Valley Location and Amenities: What Stays the Same

Road access, open space and a car-based routine are what set The Valley’s price, and none of that has changed. The community has direct access from Dubai-Al Ain Road (E66). The Sevens Stadium is a 5 minute drive, Dubai Outlet Mall is 8 minutes away by car, and Downtown Dubai takes about 25 minutes by road (Emaar-supplied, October 2026).

No Dubai Metro station serves The Valley and bus coverage is thin, so you will need a car. Emaar says a Lehbab Road link now under construction will connect Dubai-Al Ain Road towards Abu Dhabi and Al Maktoum International Airport (Emaar-supplied, October 2026). Check the route and timeline with RTA before you count on it.

Schools and Nurseries in The Valley

Maple Bear Nursery operates inside the community (listing data, 2026), and the masterplan includes further schools and nurseries in later stages. Families with older children will need a school outside The Valley for now, so map the morning drive before you commit.

Open Space and Community Facilities

More than 1.74 million sq m of the 6.3 million sq m site is parkland and green space (Emaar-supplied, October 2026), roughly 28% of the land. A 14 km running track and 48 km of cycle routes start at residents’ doors, and Emaar counts more than 60 amenities, with Golden Beach and an 18-lane, 7,411 sq m mini golf course at the top of the list.

For everyday shopping, The Pavilion has more than a dozen stores, and 14 clubhouses offer pools, gyms and yoga studios a short walk from home. A Juma mosque is already open, and a larger one for over 1,000 worshippers is planned. See the full profile on our Emaar The Valley community page.

The Valley Market Outlook: What the Developer and Data Say

The next leg of growth depends on how quickly Emaar delivers the rest of the masterplan. The developer has 2 more large phases of villas and townhouses planned, each built around its own Central Park with water features. The second phase park takes a topographic, outdoor adventure theme, and the third draws on the natural landscapes of the UAE (Emaar-supplied, October 2026).

The Valley Town Centre, the community’s own mall, is due for completion by the end of 2028 (Emaar-supplied, October 2026). Our The Valley Phase 2 community page tracks the newer clusters as they launch.

Supply Pressure on Rents

The data shows prices and rents may not move together from here. Each finished phase brings amenities and resale evidence that support values, but several more clusters and 2 further phases will add homes to the same community, which can hold rents back until the population catches up. Investors should model rents flat for the first 2 years and treat any rise as a bonus.

Advisor View

Our reading at Honey Money Real Estates is that The Valley is no longer a growth bet. It is a delivered family suburb, and that changes who it suits. End users and long-term landlords still have a clear case. Buyers chasing launch-era gains should look at other options, such as the new Emaar townhouses for sale in Dubai.

The Valley Buyer Checklist: What to Do Now

Pre-Purchase Steps

  1. Pull the Mollak service charge budget for the exact cluster.
  2. Check recent transfers in the same cluster through DLD records before you agree a price.
  3. Confirm the DLD valuation reaches the Golden Visa threshold if residency is part of the plan.
  4. On off-plan resales, get the Emaar no objection certificate fee and the seller’s paid amount in writing.
  5. Make sure the Oqood or title deed details match the seller’s ID before paying any deposit.
  6. Drive the route to your office and your children’s school at peak hour.
