DEWA Registration for Owners: How It Differs from a Tenant Account
An owner who lives in their own home opens the DEWA account in their own name and applies directly, because there is no Ejari to start the process. This is the main point that sets a DEWA connection for new home owners apart from a tenant setup, and it changes the papers, the timing and when the deposit comes back.
DEWA for owners vs tenants
- How it starts: for a tenant, the Ejari registration passes the details to DEWA, which sends a welcome email and SMS with the account number and a payment link. An owner applies on the DEWA website or the DEWA Smart App, which are open 24/7, or on the DubaiNow app.
- Proof of the home: a tenant gives the Ejari number. An owner gives the title deed or the Sales and Purchase Agreement.
- Deposit return: a tenant's deposit is set against the final bill on move out. An owner's deposit is refunded only when the property is sold.
Some free zone homes are outside the Ejari system. A tenant in such a home also applies directly on the DEWA website or app and uploads the tenancy contract instead of an Ejari number.
