The Shahrukhz name comes from a naming collaboration between Danube Properties and Shah Rukh Khan, announced at a gala evening in Mumbai and marking the first time a Dubai tower has carried a film actor's name. The office building launched under it holds 488 units across more than 1 million sq ft of built-up area, priced from AED 2 million, and sold out on the day of its Dubai launch at a development value of AED 2.1 billion. Handover there is set for 2029. At that launch the developer said further projects under the same name were planned, and the Maritime City building is the first of those to reach the regulatory record.
The two buildings share a name and a developer and nothing else. Shahrukhz by Danube is in Al Sufouh 1 and is built around Grade A shell and core office floors sold to businesses, with unit sizes running from roughly 450 sq ft up to 11,000 sq ft. Shahrukhz Residences at Maritime City is registered as a residential building on a different side of the city. Pricing, demand drivers and exit markets for the two are entirely separate, and a booking on one carries no claim on the other.
Dubai Maritime City is a 249 hectare reclaimed peninsula built as a purpose designed home for the maritime industry, with industrial, commercial and residential zones inside one master plan. A GCC focused maritime cluster and a fully operational industry precinct occupy the working end of it, while the residential plots along the water have been taken up quickly by developers over the last few years. Supply on the residential side is heavily off plan, and the district carries open water frontage on the Arabian Gulf while staying inside the older core of the city rather than out on the southern edge.
Danube Properties Development has the deepest single-developer presence on the peninsula. Oceanz came first, launched with a development value above AED 2.5 billion and 1,250 residential units across three towers, structured as 44 residential floors above a 6 level podium carrying parking and community facilities. Breez followed as the fourth tower, a 60 storey building with a built-up area of around 1.5 million sq ft and more than 1,000 units, positioned by the developer as the tallest tower in the community.
No price list, booking amount or payment plan has been released for Danube Shahrukhz Residences at Maritime City, and the project has not opened for sale. Within the same community, Breez by Danube launched with fully furnished apartments from AED 1.4 million on a 1% per month instalment structure, which is the pattern Danube has used across its Dubai launches. Two bedroom waterfront apartments across Dubai Maritime City have been trading at an average of around AED 2.8 million in the wider market.

Danube's pattern across its towers here has been a high amenity count concentrated on shared decks, with Breez positioned around waterfront leisure and panoramic sea views. At district level, residents have Maritime City Park inside the community and beach access at Port De La Mer, with the Queen Elizabeth 2 and Dubai Heritage Village attractions along the adjoining Al Shindagha waterfront and Dubai Museum in the old town behind it.
The school catchment around the peninsula includes New Academy School in Bur Dubai on an American curriculum, Dubai Autism Center in Al Satwa, and Ambassador School and Ambassador International Academy in Al Mankhool covering British and Indian curricula. Retail, dining and cinema access runs through City Centre Shindagha and BurJuman Mall, with La Mer and Roxy Cinema further along the Jumeirah coast, and golf at Dubai Creek Golf and Yacht Club and Al Badia Golf Club. The surrounding neighbourhoods are Bur Dubai, La Mer, Al Kifaf and Dubai International Financial Centre, with Downtown Dubai, Culture Village and Healthcare City Phase 2 on the wider ring.
