Town Square apartments currently rent for about AED 61,000 a year for a 1 bedroom of 600 to 700 sq ft and about AED 88,000 for a 2 bedroom of 1,000 to 1,100 sq ft. Gross yields in the community reach 7.45% for mid-tier apartments as of September 2026. Because about 94% of Oakmont is 1 and 2 bedroom stock, those 2 rent bands are the numbers that decide an investor's return here.
Nshama was founded in Dubai in 2014 by a team of former Emaar executives. It is led by chief executive Fred Durie, previously CEO of Emaar International, with Hatem Farrah as chairman. Its flagship, Town Square, covers 750 acres and is planned for more than 18,000 apartments. Belmont is the closest match to Oakmont, built to the same podium tower profile with 1, 2 and 3 bedroom homes. Rosewell launched at a lower price, but its largest apartment stops at 1,468 sq ft. When Nshama prices Oakmont, Belmont's entry figure is the benchmark to test it against.
Oakmont's building amenity list has not been released, so the case today rests on Town Square itself. The community holds 154,000 sq m of parks and 16 community gardens, with cycling and jogging trails, a skate park, tennis courts, swimming pools and an outdoor cinema. Supermarkets, cafés, a medical centre and pharmacies operate inside the community, and Dubai International Academy Town Square has opened admissions for Pre-K to Grade 8 on the IB curriculum.
The DLD records Oakmont on plot 1100 in Al Yelayiss 2, the land district that includes Town Square. The community lies at the junction of Al Qudra Road (D63) and Emirates Road (E611), with Sheikh Mohammed Bin Zayed Road (E311) reached further along Al Qudra Road. The Dubai Mall is roughly 29 minutes' drive away, and Dubai International Airport takes about 43 minutes by car. Mudon, Remraam and Damac Hills are the neighbouring communities, and with no metro station inside Town Square, daily life here is car-based.
