Because DAMAC also planned the roads, parks and retail around the plot, DAMAC Lilac joins a neighbourhood where residents already live, rather than a district still waiting for its first homes.

On a unit priced at AED 1,000,000, the DLD registration fee alone comes to AED 40,000. Ask for a written breakdown that separates government fees from any developer admin charges before signing.
UAE Central Bank rules cap bank finance on off plan property at 50% of its value. Once a unit is complete, an expatriate buying a first home worth up to AED 5 million can borrow up to 80%, falling to 70% above AED 5 million, while a second or investment home is capped at 60% for non UAE nationals. Total monthly debt repayments cannot exceed 50% of income and loan terms run up to 25 years, so most off plan buyers pay the construction instalments in cash and finance the balance due at handover.
Lilac DAMAC Hills stands inside a gated Dubailand community bordered by Remraam, Mudon, Arabian Ranches 2, The Sustainable City and Motor City. The community exits lead onto Al Qudra Road (D63) and Hessa Street (D61), which link to Sheikh Mohammed Bin Zayed Road and Emirates Road. RTA bus routes J03 and J04 run from neighbouring Studio City and Remraam.

Studios give the clearest yield picture in DAMAC Hills today. Recent data puts the median studio sale near AED 600,000 and the average studio rent at AED 47,234 a year, which works out to a gross yield of about 7.9% before service charges, management fees and vacant months. Lilac's own return will depend on its launch price, so rerun this sum once DAMAC releases the price list.
Renting a Lilac apartment by the night requires a holiday home permit from Dubai's Department of Economy and Tourism for any stay shorter than 6 months, under Decree No. 41 of 2013. The permit needs a title deed, so short lets can start only after handover.
Resident Indians buy Dubai property under the RBI's Liberalised Remittance Scheme, which lets each person remit up to USD 250,000 per financial year from their own funds through an authorised bank. NRIs paying from income earned outside India are not bound by this limit.
If the regulator cancels a registered project, the developer must refund buyers in full from the escrow account. The rules below, set by Article 11 of Law No. 13 of 2008 as amended, apply if a buyer stops paying instalments.
From handover, Lilac residents share the DAMAC Hills community facilities, including nearly 4 million sq ft of parkland, the Malibu Bay wave pool, tennis courts, football fields and cycling tracks. DAMAC is still to confirm the building level facilities such as the pool deck and gym, so check the brochure for the final list.
Lilac gives residents a quiet, gated base with weekend options close by. Circle Mall in Jumeirah Village Circle is a 12 minute drive, Dubai Miracle Garden takes about 12 minutes by car and Global Village is a 17 minute drive, so shopping and family outings rarely need a trip into central Dubai.
