  • Entry point below comparable waterfront stock. Starting at AED 2.24 million for a waterfront Emaar address, pricing is competitive against established marina districts like Dubai Marina and Dubai Creek Harbour.
  • Capital-efficient structure. Marina Place follows an 80/20 payment plan 10% on booking, 70% spread across the construction period, and the final 20% due on handover in Q4 2028.
  • Freehold ownership is available to all nationalities, and the purchase value supports eligibility for UAE residency visa pathways.
  • Developer track record. Emaar (founded 1997) has a long record of delivery and handover discipline a material consideration in an off-plan market where completion risk varies widely by developer.
  • Rental demand drivers. A marina, yacht club, hotel-grade F&B and proximity to the cruise terminal and QE2 support both long-let and short-let demand once the district matures.
  • Runway for appreciation. Buying at launch pricing with a 2028 completion leaves a multi-year window for the wider Rashid Yachts & Marina masterplan to complete around the asset.​

For End-Users

  • You're waiting until Q4 2028. That's roughly two and a half years of paying rent elsewhere, or servicing a plan while living somewhere else. If you need a home now, ready inventory is the better answer.
  • The neighbourhood is still forming. Mrina Rashid is a district under construction. Schools, clinics, supermarkets and everyday retail within walking distance are not yet at the density of Dubai Marina or JLT.
  • No metro at the doorstep. Al Ghubaiba is nearby but not connected daily commuters will rely on a car, and Sheikh Zayed Road traffic is a real cost in time.
  • Service charges on marina-front stock are not trivial. Podium landscaping, pools, marina-adjacent facilities and premium finishes carry ongoing costs. Budget for them before you commit.
  • Limited configuration choice. No studios and no 4 BR apartments. If you need either, this project simply isn't built for you.

For Investors

  • No rental income until 2028. Capital is deployed with zero yield for the entire construction period, and the opportunity cost of that capital is real.
  • Handover-window supply pressure. Multiple Emaar phases at Rashid Yachts & Marina, Marina Place 2, Marina Views, Seagate, Pier Point and others complete in a similar window. Simultaneous handovers can compress launch-year rents and resale pricing.
  • Off-plan resale is restricted. Emaar typically requires a substantial percentage paid before assignment is permitted, plus a transfer fee. Flipping early is not a guaranteed exit.
  • Location is unproven for rental benchmarking. Where as Dubai Marina, there's no long historical rental data for Mina Rashid. Yield projections are estimates, not track record.
  • Cycle risk. Dubai property is cyclical. A Q4 2028 handover means you cannot control which point of the cycle you're delivering into.
  • Transaction costs bite. 4% DLD fee, registration, agency and mortgage costs erode short-hold returns. This is a hold, not a trade.

This Place doesn't located in a finished district Emaar Marina Place located inside an AED 25 billion Emaar masterplan at Port Rashid, delivered in partnership with P&O Marinas. Much of what will define the address is still being built out between now and your 2028 handover. Here's what's in the pipeline. 

Retail & Dining

  • 'Dubai Mall by the Sea' a planned waterfront retail, dining and recreation destination billed as an extension of the Dubai Mall concept. This is the single biggest amenity catalyst for the district and the one most worth tracking. 
  • Marina promenade and Venetian-style piazza boardwalk promenades with floating restaurants, beach bars, cafés and fine-dining outlets, plus a piazza-style plaza intended to give the district street life rather than tower lobbies. 
  • Floating yacht club a club drifting along the harbour offering dining, adding a genuine destination anchor rather than just resident-only facilities.

Leisure & Open Space

  • 500-metre swimmable canal pool Dubai's longest, lined with palm trees and cabanas, running along the waterfront promenade. Not a lap pool; a linear water feature you can actually swim in. 
  • 12,600 sq. m. sandy beach and private beach club unusual for an inner-creek location and a genuine point of difference from Dubai Marina. 
  • Six interconnected district parks plus waterfront plazas linking the residential clusters 430-berth superyacht marina already operational, accommodating yachts up to 100 m with berthing from single-night to annual stays.

Culture & Heritage

  • QE2 floating hotel the ocean liner is permanently docked and operating as a hotel and tourist attraction, walkable from the residences.
  • Heritage museum, art galleries and theatre including an interactive QE2 exhibition. 
  • Pedestrian overpass to the House of Sheikh Saeed Al Maktoum, connecting residents directly to one of Dubai's most significant heritage museums. 
  • Founder's House a cultural landmark within the masterplan.

​Connectivity Read This Carefully

  • This is where buyers need clear eyes rather than brochure copy.
  • There is no metro station inside Rashid Yachts & Marina, and none currently confirmed. The community is close to the network but not on it. 
  • Nearest station: Al Ghubaiba (Green Line) a 10 minutes drive, not a walk. Feeder buses and taxis bridge the gap.
  • Road access is the real story. Sheikh Zayed Road is directly accessible. Downtown Dubai and The Dubai Mall are roughly 15 minutes; DXB Airport around 18 minutes; Dubai Creek Harbour in a similar window.
  • The Blue Line, currently under construction, does not serve Port Rashid. Any agent telling you a metro is "coming to the community" should be asked to show you the RTA source. Assume car dependency until proven otherwise.
