Damac Bora Bora is the first phase of the Bora Bora cluster, one of the island themed neighbourhoods inside Damac Islands. Its design takes inspiration from the French Polynesian island of the same name, with homes set among turquoise lagoons and landscaped greenery.

The cluster is made up of townhouses and villas only, with no apartments. Townhouses come in 4 and 5 bedroom layouts, while the 6 bedroom villa offers the largest home in the cluster for bigger households.

Each home has a contemporary facade and modern interiors, and the cluster already has 50 sales on record.

Bora Bora 1 is already trading actively. Between 27 July and 17 September 2026, 10 sales were registered in the cluster at prices from AED 2,225,000 to AED 4,319,000. Sale records list each home by its plot area, and the plots in these deals measured 1,550 to 2,992 sq ft.

The spread shows that plot size alone does not set the price. On 6 August 2026, a home on a 1,550 sq ft plot was registered at AED 2,225,000, while another home on a plot of the same size sold for AED 2,948,000 on 9 September 2026. At the top end, a home on a 2,992 sq ft plot was registered at AED 4,319,000 on 4 September 2026.

Measured against plot area, these sales worked out to about AED 1,430 to AED 1,900 per sq ft. For buyers, this means two homes on similar plots can differ widely in price, so each unit deserves a close look beyond its bedroom count.

The Bora Bora payment plan is a 75/25 structure based on small monthly instalments. Buyers pay 20 percent on the purchase date, 55 percent during construction and the final 25 percent on completion, so three quarters of the price is settled before handover.

The construction payments follow a steady rhythm. Buyers pay 1 percent a month, with a larger 5 percent instalment within 8, 14, 20 and 26 months of purchase, and the last block of 15 monthly instalments of 1 percent continues until month 41. Most months therefore need only a small payment, with 4 heavier months spread across the first 26 months.

On the starting price, the down payment is AED 459,200 and the 4 percent land registration fee is AED 91,840, so the amount due on the booking day is about AED 551,040. Each monthly instalment of 1 percent is AED 22,960 and each 5 percent instalment is AED 114,800. Together the construction instalments add up to AED 1,262,800, and the payment on completion is AED 574,000.

DAMAC Properties was founded in 2002 by Hussain Sajwani and describes itself as the largest private real estate developer in the UAE and the Middle East. The company has delivered more than 50,000 homes and has over 54,000 units under construction, with projects in the UAE, Saudi Arabia, Qatar, the United Kingdom, the United States and other markets.

In 2026, DAMAC plans to hand over 8,800 homes across Dubai in communities such as DAMAC Hills, DAMAC Hills 2 and DAMAC Lagoons, and during the first half of the year it awarded more than AED 10 billion in construction contracts. Over the same period it recorded AED 15.6 billion in off plan sales, the highest in the off plan residential market of Dubai.

Damac Islands is a waterfront themed master community in Dubailand, registered under the Al Yalayis 1 area. DAMAC unveiled it in November 2024 as its sixth master community and its largest to date, with homes grouped into 6 island inspired clusters that include Bora Bora, Bali, Fiji and Maldives.

Sales opened on 10 December 2024 and generated AED 10.22 billion from 3,164 homes, and in the first half of 2025 Damac Islands recorded 4,185 villa and townhouse transactions. A second phase, Damac Islands 2, followed as the seventh master community of DAMAC.

Shared facilities planned across the community include an aqua park, a lazy river, a lagoon pool, an infinity pool, paddle boarding, a miniature golf course, calisthenics equipment, outdoor fitness areas, market stalls and relaxation zones.

Pros

Residents get resort style water leisure inside the community itself, from the lazy river and aqua park to the lagoon pool and paddle boarding, which suits families who want weekend activities close to home.

Several schools are close by. Dubai British School Mira is about 2.8 km away, GEMS Metropole School Al Waha about 2.9 km, Fairgreen International School about 3.2 km and Dubai International Academy Town Square about 3.3 km.

Leisure destinations are also within easy reach. Global Village is about 4.2 km away, Arabian Ranches Golf Club about 4.7 km and Trump International Golf Club about 5.6 km.

Cons

Homes will not be ready until late 2028, so buyers who need to move soon will have to wait, and investors will earn no rent before handover.

The master community is still being built. Many of the shared facilities are planned rather than open, so early residents will see the community take shape around them over the coming years.

Dubai International Airport and the Burj Al Arab coastline are both about half an hour away by car, so the community is not suited to buyers who want the coast or the city centre on their doorstep.

Three quarters of the price is paid before completion, which is a heavier commitment during construction than plans that leave half of the price for handover.

Who Should Buy

Families who need 4 or 5 bedrooms will find a townhouse format here inside a waterfront themed community. Larger households that need 6 bedrooms have the villa option within the same cluster.

Buyers who prefer to pay in small amounts will also benefit, since the small monthly instalments keep most payments light during construction. Investors who want a home in a community with a proven record of buyer demand and active trading are another good fit.

Who Should Not Buy

Buyers who need a home soon should look at ready property instead, since this is an off plan purchase. Anyone looking for an apartment or a smaller 1 to 3 bedroom home will also not find it here, because the cluster offers only townhouses and villas.

This cluster is also not the right fit for buyers who want to walk to the beach or live close to the central business districts, or for those who cannot commit to paying 75 percent of the price before completion.

Bora Bora 2 is the second phase of the same cluster, also by DAMAC and also inside Damac Islands. Both phases offer 4 and 5 bedroom townhouses and 6 bedroom villas with the same built up sizes, so the decision comes down to price, payment plan and villa choice.

  • Starting price: Bora Bora starts at AED 2,296,000, while Bora Bora 2 starts at AED 2,377,000, a difference of AED 81,000.
  • Payment plan: both phases need a 20 percent down payment and use the same small monthly instalments, with a 75/25 split between construction and completion.
  • Handover: both phases are scheduled for completion in the same quarter.
  • Villa choice: Bora Bora 2 floor plans also list larger villa layouts, including a 6 bedroom plan of 10,671 sq ft.

For buyers focused on the lowest entry price, the first phase offers the same core townhouse layouts for less. Buyers who want a much larger villa will find more choice in Bora Bora 2.

Townhouses in the cluster start just under AED 2.3 million. Registered sales between July and September 2026 ranged from about AED 2.2 million to AED 4.3 million, depending on the plot and the home.

Handover is scheduled for Q4 2028. Buyers pay 75 percent of the price before completion through the down payment and construction instalments, and the remaining 25 percent when the home is handed over.

The plan starts with a 20 percent down payment, followed by monthly instalments of 1 percent and 4 larger instalments of 5 percent over 41 months. The final 25 percent is paid on completion.

At the starting price, the payment on the booking day is about AED 551,040. It includes the 20 percent down payment of AED 459,200 and the 4 percent land registration fee of AED 91,840.

Damac Islands is in Dubailand, within the Al Yalayis 1 area near Madinat Hind. Dubai Investments Park is about 18 minutes away by car, and Dubai International Airport is about 28 minutes away.

DAMAC has built in Dubai since 2002 and has delivered more than 50,000 homes. It plans to hand over 8,800 homes across Dubai in 2026 and has more than 54,000 units under construction.

Both phases offer the same townhouse and villa sizes and share the same handover quarter. Bora Bora starts AED 81,000 lower, while Bora Bora 2 floor plans also include larger villa layouts.

The cluster suits families who need 4 to 6 bedrooms, buyers who prefer small monthly instalments during construction, and investors who want a home in a community that recorded thousands of villa and townhouse sales in 2025.
