1. Why the Two Phases Exist: Purpose & Market Logic
DAMAC Islands (Phase 1)
Phase 1 was created to introduce Dubai’s first large-scale island-inspired villa district inside mainland boundaries. The purpose was to deliver:
- A resort-style residential community with private beaches, lagoons, and greenery
- Low-density large villas targeted at families and long-term end users
- A luxury lifestyle product without depending on the coastline
- A self-contained environment with leisure, nature, water, and privacy
This phase was intended to become the “origin island district” for Dubai’s inland waterfront living concept.
DAMAC Islands 2 (Phase 2)
Phase 2 was launched much later with a different purpose, offering 8 different vibes inside the community:
- To expand the original island concept into a more curated, themed multi-cluster community
- To introduce new design languages inspired by known island destinations
- To offer more diverse unit types, including wider townhouse options
- To cater to the rising demand for large waterfront homes post-2022
- To create a longer investment runway, with newer phases, newer launches, and later handovers
