Majida Ali Rashid CEO of the Real Estate Development Sector at Dubai Land Department released data that women investors added almost AED 118 billion in 2024 with total 50,979 property transactions that makes them 34% of total real estate investors in Dubai.
According to this data, females hold great importance in shaping the future of Dubai’s real estate market as the participation in investment has made them financially independent.
And to represent this, the number has been constantly improving showing in the data below where from 2020 the total women were 10,300 and this number has increased to more than 40,000 and total transactions from 12,900 to 50,979 adds great percentage of demand for Dubai properties, with this, check the table below for more figures: -

To keep the number growing, there was an addition of robust initiatives such as the Real Estate Empowerment Programme which helped in gleaning the attention of almost 1,000 women, and apart from this, the Dubai Real Estate Brokers Programme is another one that is primarily launched for Emirati citizens where it comes with different features such as fee exemptions from government fees, competitive commission for Emirati brokers, training in real estate brokerage, special advertising packages.
And along with this, new financing solutions and training programmes encourage women to make lucrative decisions where they get to know the capabilities that is beyond just an investment, so the Dubai Land Department will take more initiatives to support women.

Even the driving factors for Dubai's becoming a strong real estate hub for women are its safety, high ROI of up to 8%, long term stability, financial independence, tax free policy, and easy buying experience for expats.
Emirati Women Leads the Race
So, the top nationalities of female investors are from UAE where Emirati women hold 25% of brokerage transactions followed by India, UK, Pakistan, France and more which adds up to the total real estate transactions of Dubai.
