Alva 2 is the second release under the Alva name inside The Valley, and it carries its own entry in the DLD project register. Buyers therefore purchase into this phase directly, not into a later batch of the first Alva release. That first phase opened at a higher entry price than earlier Valley townhouse phases such as Nara, Talia and Nima.
Of the registered homes, 88 are 3 bedroom townhouses and 88 are 4 bedroom townhouses, so neither layout outnumbers the other. Buyers choosing between the 2 types therefore have the same supply to pick from. The split is taken from the building details recorded for the project in the DLD register.
The registered schedule gives the phase a build window of about 46 months from construction start to completion. RERA appoints independent inspectors to record progress on registered off plan projects, and each report shows a progress status with site photographs.
Every payment toward a townhouse in this phase goes into a project trust account opened under Dubai Law No. 8 of 2007, which governs escrow accounts for real estate development. The developer can draw from that account only against certified construction progress, and the money is held for this project alone rather than pooled with the developer's other funds.

Emaar has not yet released unit sizes or room by room drawings for this phase, so the confirmed details cover configuration only. Every home is a townhouse with a ground floor and a first floor, offered in 3 bedroom and 4 bedroom layouts. Buyers registering interest should ask for the official floor plans and size schedule before paying a booking amount, and check that the unit type, bedroom count and total area match on the floor plan, the reservation form and the sale agreement.
Amenities come from The Valley master community rather than a private clubhouse. The Golden Beach gives residents a beach and water area inside an inland community. The Sports Village covers sports courts and a fitness zone, while jogging and cycling tracks link the neighbourhoods. Daily shopping and dining are handled at the Town Centre, and Kids' Dale offers play space for children. These facilities serve every phase of The Valley. Service charges for this phase have not yet been published.
The phase occupies plot 7386 in the Al Yufrah 1 area of The Valley, on the Dubai Al Ain Road corridor near its interchange with Jebel Ali Lehbab Road. Both are main Dubai highways, which gives the community 2 separate road links rather than a single access route. Emaar has not published drive times specific to this phase. Buyers who commute should check routes to work and to their preferred schools from the plot location before booking, using the map on the DLD project page.

Alva 2 at The Valley is a townhouse project by Emaar Properties offering 3 and 4 bedroom homes. It is the second phase released under the Alva name in The Valley, registered separately from the original Alva launch.
Emaar has not published prices for this phase yet. The first Alva phase in The Valley opened at AED 4.38 million for a 3 bedroom townhouse, which buyers can use as a reference until Alva 2 pricing is released.
At the RERA inspection on 2 February 2026, no construction activity had started on site. That inspection came before the registered construction start, so it shows the site before works began rather than current progress.
Dubai Islamic Bank holds the escrow account, as shown on the RERA progress report. The account is registered against this project and is kept separate from the accounts held for other Emaar phases in The Valley.
Alva 2 is inside The Valley, in the area recorded as Al Yufrah 1 in the Dubai Land Department register. This is the official DLD area name for this part of The Valley, rather than a marketing name.
Alva 2 offers 3 bedroom and 4 bedroom townhouses only. There are no apartments, villas or smaller units in this release, so the phase is aimed at families who need more space.
Yes. The Valley is a freehold area, so foreign nationals can own townhouses here outright. The sale is registered with the Dubai Land Department through Oqood, with a 4% registration fee on the purchase price.
Residents use The Valley's shared facilities, including the Golden Beach, the Sports Village, the Town Centre for shopping and dining, Kids' Dale play areas, and jogging and cycling tracks across the community.
