Dubai Property Prices 2026: The Data Behind the Selling Window
Dubai prices are softening at the average level while demand returns after the summer, so the listing month matters less than where a home is priced against recent deals. The data shows every major tracker pointing the same way: average sales prices eased over 3 months, a valuation index has fallen about 10% since late February 2026, and apartments are adjusting faster than villas.

Seasonal Demand in the Dubai Resale Market
Summer still thins the buyer pool. Around 10,900 homes were bought in August 2026, about 14% fewer than in July. The resale market is turning faster than that headline suggests. Secondary transactions across July and August rose 24.6% against May and June, reversing the summer dip seen in 2025, although volumes were still 44% below a year earlier. Ready-home sales have settled at around 2,800 a month.
