If you are looking to "flip" the property for a quick profit, the competition from neighboring Emaar projects might dampen your margins.

The Retail Gap. As the community is so low-density and spread out, "popping out for milk" might involve a 10-minute drive within your own community before you even hit the main road. Until the internal retail plazas are 100% operational and leased, residents will likely have to drive to Dubai Investment Park (DIP) or Expo City for serious shopping and dining.

It’s a man-made lagoon beach, not the Arabian Gulf. While beautiful and serene, it is a controlled environment. If you are expecting the waves and the vastness of the open ocean, remember this is a desert-integrated wellness retreat, not a coastal resort.
