The Heights Country Club & Wellness community is over 81 million sq. ft. (approximately 1,860 acres) in the emerging Dubai South corridor. The development was officially launched in May 2024 with a total value of AED 55 billion. The Reality: Supply vs. Demand. The Dubai South corridor is currently flooded with massive projects (The Oasis, Emaar South, Expo City). While Emaar’s brand value helps with resale, the sheer volume of villas hitting the market in that specific area over the next 5 years means you should view this as a long-term hold (7+ years). If you are looking to "flip" the property for a quick profit, the competition from neighboring Emaar projects might dampen your margins.

The Retail Gap. As the community is so low-density and spread out, "popping out for milk" might involve a 10-minute drive within your own community before you even hit the main road. Until the internal retail plazas are 100% operational and leased, residents will likely have to drive to Dubai Investment Park (DIP) or Expo City for serious shopping and dining.

It’s a man-made lagoon beach, not the Arabian Gulf. While beautiful and serene, it is a controlled environment. If you are expecting the waves and the vastness of the open ocean, remember this is a desert-integrated wellness retreat, not a coastal resort.

The Estimate: Expect service charges to be in the range of AED 3 to AED 5 per sq. ft. of your plot/BUA. For a large villa, that is a significant annual "tax" just to keep the grass green.

Emaar has allocated space for schools, but they are rarely open on Day 1 of handover. In the first 2-3 years of living there (2029-2031), you will likely be driving your kids 20–30 minutes to Dubai Investments Park (DIP) or Jumeirah Golf Estates for school.
