Vision Iconic is the tallest tower in Mercedes-Benz Places | Binghatti City and stands at the centre of the masterplan, with the other 11 towers stepping down in height around it. The Dubai Land Department approval lists a ground floor, a mezzanine, 5 podium levels, 67 residential floors, 4 mechanical floors and a roof, which adds up to 78 floors. The design follows the Mercedes-Benz design language known as Sensual Purity, with a sculpted, stepped outline and clean lines. Because the rest of the community steps down around it, the upper floors of the tower have no taller neighbours inside the masterplan.
Binghatti Vision Iconic has 1,426 residences on the DLD register. The split is 1,017 homes with 1 bedroom, 281 homes with 2 bedrooms, 110 homes with 3 bedrooms, 9 homes with 4 bedrooms and 9 homes with 5 bedrooms. More than 7 in every 10 homes are 1 bedroom apartments, which makes this a tower led by smaller units. The 4 and 5 bedroom homes are duplexes spread over a lower and an upper floor. Family buyers have 391 homes with 2 or 3 bedrooms to choose from. Alongside the residences, the tower includes retail units sized from 1,161 to 3,943 sq ft.
Binghatti Vision Iconic apartments for sale start at AED 2,250,000 for a 1 bedroom, which works out to roughly AED 2,688 per sq ft on the smallest layout. Prices rise with size, floor and view, and the duplexes are the most expensive homes in the tower. A 4% Dubai Land Department registration fee is added on top of the purchase price. Buyers should also ask whether any launch offer applies to their chosen unit, as offers can change from one release to the next. Since prices can change during the sales launch, buyers should ask for the latest price list and check availability on their preferred floor before booking.
Binghatti Vision Iconic splits payments into 3 parts. Buyers pay 5% on booking, 35% in instalments while the tower is built, and the remaining 60% on handover. On a 1 bedroom at the entry price, that means AED 112,500 at booking and AED 1,350,000 at handover. With most of the price due at the end, buyers should plan their handover funds or mortgage well in advance. All payments go into the project escrow account at Mashreq Bank, and the developer can draw on it only as RERA certifies building progress. Buyers should match the escrow details in their SPA with DLD records or the Dubai REST app before paying.
A RERA appointed engineer inspected plot 1091 on 28 July 2026 and found that no construction work had started, so no progress rating was given. The project is registered to Binghatti Developers FZE under DLD developer number 1051. RERA repeats these inspections through the build, and each report updates the completion percentage shown on the DLD register. Every report includes site photos and short notes, giving buyers an independent view of the plot. Buyers can check the current figure on the Dubai REST app before each instalment falls due. Since no construction had started by mid 2026, buyers should follow later reports closely to see whether work keeps pace with the planned schedule.
Vision Iconic Meydan is the centrepiece of Mercedes-Benz Places | Binghatti City, an AED 30 billion master community in Nad Al Sheba. The plan covers more than 10 million sq ft and includes 12 residential towers with about 13,386 homes in total. Delivery is planned in 3 phases over roughly 3 and a half years. At the heart of the community is a central park of about 65,000 sqm, home to the Grand Promenade, the Crown Arena, the Aqua Joy water playground and the Velocity Yard skate park. A Wellness Club of about 40,000 sq ft with a cafe adds fitness and social space, and green walkways link the park to the towers and shops.
Binghatti Vision Iconic is built around a large pool deck with an adults' pool of about 1,300 sqm, an infinity pool of about 900 sqm and a kids' pool of 250 sqm. Selected residences also have private pools of about 18 sqm. For fitness, residents get a gym, a smart fitness area, a yoga area, a sauna, a steam room and a spa. Cabanas line the pool deck, and the tower adds a cinema, kids' playgrounds and sports courts. Day to day living is supported by 24 hour security, a concierge and valet parking. Residents can also walk out to the Grand Promenade and the rest of the community park.
Vision Iconic Dubai stands in Nad Al Sheba First, at the junction of Al Ain Road and Al Khail Road in the Meydan area. Al Khail Road runs north toward Business Bay and Al Jaddaf, while Al Ain Road leads out toward Dubai Silicon Oasis. Dubai Design District is close by, and Ras Al Khor Wildlife Sanctuary is a short trip away. Dubai Festival City and Dubai World Trade Centre can also be reached easily by road, and Dubai International Airport is about 15 minutes away by car. No metro station is listed for the community, so residents will rely mainly on cars and taxis for daily travel.

Yes. Vision Iconic is registered with the Dubai Land Department as project 4544. Buyer payments are held in escrow, and RERA appointed engineers inspect the site and update its progress on the DLD register.
Off plan units can usually be resold before handover once Binghatti issues a NOC and the Oqood is transferred. Many developers require 30% to 40% paid first, so check Binghatti's exact threshold in your SPA.
The UAE 10 year Golden Visa through property needs a holding worth AED 2 million or more. Every unit at Vision Iconic Mercedes-Benz Places starts above that, but buyers should confirm off plan eligibility with the DLD.
Service charges for Binghatti Vision Iconic have not been published yet. RERA approves the building budget closer to handover, so buyers should ask for the approved rate per sq ft before the final payment.
Limited Period: Free DLD Waiver on select units
