The Woods at Sobha Sanctuary will become the apartment chapter of Sobha Realty’s largest-ever Dubai masterplan: a 37.4 million sq.ft wellness community in Dubailand. The cluster will feature six low-rise buildings within a gated masterplan, with nearly two-thirds of the real estate dedicated to villas and only one-third to apartments. Sobha Realty will continue operating the UAE’s only fully backwards-integrated luxury developer model, with design, structural engineering, MEP, façade manufacturing, and interior fit-out all managed in-house. That level of control is expected to help future Sobha launches maintain delivery timelines similar to projects like Hartland, Reserve, and Elwood.

Sobha Sanctuary spreads 37.4 million sq.ft, with approximately 50 per cent of the site allocated to open and green space and more than 50,000 trees planned across the community. The masterplan is structured around three sub-communities and a commercial zone anchored by Sobha Sanctuary Mall. Resident infrastructure runs to a 6 km crystal lagoon, an 800,000 sq.ft central park, a 9 km wellness loop and 20 km of cycling tracks, with schools, clinics, sports courts, family spaces and retail areas all inside the gated perimeter. The Woods apartment residents inherit the full amenity programme at handover; they are not buying into a future promise of community facilities. The masterplan is approved, funded and under build.

Sobha Reserve and Sobha Elwood, both Dubailand, both Sobha, have each delivered around 40 per cent appreciation from launch as their masterplans built out. Sanctuary is now the biggest of the three at AED 50 billion of project value and 37.4 million sq.ft, which means the same pattern has more masterplan to work with.
