Passo by Beyond price starts at AED 5.5 M, and handover is set for Q3 2029. The plan is a 40:60 split. A 10 percent down payment is due on the booking date, 30 percent is paid across 5 construction installments, and the closing 60 percent is due on handover at full completion.
That structure puts most of the money at the end. A buyer pays 40 percent of the price across the whole build period and the remaining 60 percent only when the home is finished.

The plot is one of the last prime beachfront plots on Palm Jumeirah. It comes with 250 metres of white sand beachfront and open views across the water.
Supply at the top end is limited. Only 6 beach mansions and 5 penthouses were released, so the largest homes cannot be repeated once they are taken.

The developer is Beyond Developments. Those four start between AED 1.2 M and AED 2.4 M. Passo opens at AED 5.5 M, above all of them, and it is the only one of the group on Palm Jumeirah.

The project covers a wide spread of home sizes in one address. The smallest published layout is an 853 sq ft 1 bedroom and the largest is an 11,972 sq ft 6 bedroom mansion, a difference of more than 11,000 sq ft between the two ends. That spread means the buyer at the entry price and the buyer at the top of the range are not the same person.
