Want the latest availability for Sky Residences at Expo City Dubai?
Sky Residences Expo City Dubai is the second residential cluster in Expo Central, the apartment core that rings the plaza at the centre of the former Expo site. Its towers rise above a landscaped podium deck, and the design uses passive cooling to reduce heat gain and energy use. Open plan living and dining rooms face outward through floor to ceiling windows.
Every apartment is handed over with built in wardrobes and a dedicated laundry area kept apart from the kitchen. Shared building services include high speed lifts, round the clock security and on site maintenance teams, so owners and tenants have support in place from the first day of occupation.
Expo Dubai Group is the government backed master developer of Expo City Dubai, the district created on the former Expo 2020 site, which recorded over 24 million visits between October 2021 and March 2022. Its residential portfolio includes Expo City Sky Residences along with Mangrove, Sidr and Al Waha Residences, Expo Valley villas and Expo Valley Views, a group of 8 low rise buildings announced in November 2025. The masterplan is designed for 35,000 residents and 40,000 professionals.
The city opened to the public in October 2022 and kept about 80% of the infrastructure built for the world expo, turning pavilions and event halls into offices, museums and public venues. The district hosted the COP28 climate summit in late 2023. The group launched Sky Residences in January 2024 as one of 3 residential clusters planned for Expo Central, and it sells homes directly as master developer rather than through a third party builder.
Expo City covers 3.5 sq km in the Dubai South district and is one of the 5 urban centres named in the Dubai 2040 Urban Master Plan. It is the UAE's first Green Innovation District and is planned as a 15 minute urban community, with 123 LEED certified buildings, car free lanes and a planned nature reserve with hiking trails. DP World is moving its global headquarters here and Siemens already has offices in the district, which adds steady office demand for apartments in Expo City Dubai, and entry to the public realm is free.
The focal point of the community is the Al Wasl dome, a steel trellis about 130 metres wide and 67 metres high that works as the world's largest 360 degree projection surface. Around it are about 45,000 sq m of parks and gardens, a 10 km cycling track and a 5 km running track. The whole site is supplied with solar energy from the Mohammed bin Rashid Al Maktoum Solar Park, in line with the UAE's 2050 net zero goal.
Sky Residences inspections start at handover, when each owner walks the unit with the developer's team and records snags such as paint finish, tiling, joinery, door alignment and air conditioning performance before signing. After that, Dubai Law No. 6 of 2019 gives owners 2 layers of developer cover.
Structure: The developer is liable for defects in structural parts for 10 years from the project's completion certificate.
Installations: Mechanical, electrical, plumbing and drainage defects must be repaired or replaced by the developer for 1 year from handover.
Resale units: The cover stays with the unit, so the original handover date decides how much of the 1 year installation period a new owner still has.
Home insurance at the towers works in 2 layers. The building itself, including the structure, lifts, parking and shared areas, is insured by the management entity, as the jointly owned property law requires for every strata building in Dubai, and the premium is paid through annual service charges.
Owners then add their own policy. Contents cover protects furniture, appliances, personal belongings and any upgrades made inside the apartment, while landlords can insure their fittings and liability towards tenants. Buyers using a mortgage should expect the lender to ask for property insurance and life cover as a loan condition.
Families use schools and hospitals in neighbouring Dubai Investments Park and Dubai South, a short drive away. Green space is closer, with public gardens and water features inside the city. Times below are measured from the towers.
