Dubai real estate transactions totalled AED 14.05 billion between 14 and 18 September 2026, up 31.6% on the previous week (DLD open data). Mortgages more than doubled to AED 6.2 billion, led by land loans, while the number of sales fell 16.2% to 2,456.

Dubai's headline transaction total jumped in the week to 18 September 2026, but not because more people bought property. Dubai Land Department data shows mortgages on land plots tripled in a week and pulled the total up. Sales value barely moved, and fewer deals went through.

Together the 3 offices sold for AED 145.1 million, about 2.2% of the week's sales value. Take them out and the average sale is still around AED 2.68 million (calculated from DLD open data), so these 3 deals explain only part of the jump in average deal size. The week's single biggest sale was a commercial land plot in Al Goze Industrial Third at AED 191.2 million (DLD open data, September 2026).

Dubai Property Buyers: Off-Plan Sales Slow Most

Off-plan buying fell hardest in the week to 18 September 2026. Off-plan sales dropped 20.6% by count, against 6.8% for ready property (DLD open data).

Off-plan made up 64.7% of sales by count this week, below its 68.5% share for January to August 2026 (calculated from DLD open data). Ready property also carried more value, at AED 3.59 billion against AED 3.12 billion for off-plan.

Business Bay led Dubai sales by value with AED 385.2 million from 86 deals. Jumeirah Village Circle led by volume with 201 sales worth AED 212.1 million (DLD open data, September 2026).

Dubai Mortgage and Rental Data for Sellers and Landlords

Land loans drove Dubai's mortgage jump. Mortgages on land plots reached AED 4.47 billion from 238 registrations in the week to 18 September 2026, 72% of all mortgage value and about 3 times the previous week's AED 1.46 billion (DLD open data).

The largest was a AED 600.1 million mortgage registered on a land plot in Business Bay. Mortgages on units rose 50.4% to AED 1.41 billion from 707 registrations (DLD open data, September 2026).

Mortgages made up 44.1% of transaction value this week, against 26.3% the week before (calculated from DLD open data). For sellers, the sales count is the figure to watch: 2,456 sales this week against 2,932 the week before.

Rental registrations stayed close to last week's level. Ejari registered 21,630 rental contracts from 14 to 18 September 2026, 3.1% fewer than the previous week's 22,331, and 10,447 of them were new leases rather than renewals (DLD open data, September 2026).

Dubai Office Sales and Buying Costs

Offices were Dubai's most expensive unit sales in both of the last 2 weeks. In the week to 11 September 2026, an office in Almas Tower, Jumeirah Lake Towers, led unit sales at AED 36.8 million, about AED 5,301 per sq ft (DLD open data, September 2026).

Commercial sales reached AED 1.30 billion from 74 deals in the week to 18 September 2026, up 67.5% in value on the week before (DLD open data). Business Bay also registered 1,149 rental contracts in the same week, up from 1,104 the week before (DLD open data).

Buying costs apply on top of these prices. The DLD registration fee is 4% of the price, split equally between buyer and seller unless they agree otherwise (DLD). On the week's top unit sale, the AED 56.3 million Lumena office, that fee comes to about AED 2.25 million (calculated). Add it in before you compare a 2026 price with an older purchase.

Dubai Property Market 2026: Year-to-Date Trend

Dubai registered 111,168 property sales worth AED 348.18 billion between January and August 2026 (DLD open data). Set against that pace, the week to 18 September 2026 was slow for sales and heavy for lending.
