The Wilds is a freehold nature led community in Wadi Al Safa 3, Dubailand, with frontage on Sheikh Mohammed Bin Zayed Road (E311) directly opposite Global Village. Developed by Aldar Properties with Dubai Holding, it carries almost 1,700 homes and is the first community in the UAE to hold both LEED Platinum and Fitwel 3-Star certification. Villas started from AED 5 million and the first phase of 734 homes sold out in days for AED 5 billion. There is no metro station, so The Wilds is built around driving.

The Wilds is Aldar’s third Dubai community developed in partnership with Dubai Holding, following Haven and Athlon. It launched for sale on 27 February 2025 at Coca-Cola Arena Dubai, and the entire first phase of 734 three, four and five bedroom villas cleared within days, generating AED 5 billion. Aldar describes it as its most successful launch by value.
The masterplan is organised around eco corridors, green space and integrated wildlife habitat rather than a lagoon, a golf course or a marina. Almost 1,700 homes are planned across three formats. Three, four and five bedroom villas made up the first phase. Five and six bedroom mansions designed by the Lebanese architect Nabil Gholam form the upper tier. Six mid rise buildings hold 740 one to three bedroom apartments and two to three bedroom duplexes under the name The Wilds Residences.
What separates The Wilds from every other Dubai launch is certification. The masterplan is the first community in the UAE to achieve both LEED Platinum and Fitwel 3-Star. LEED Platinum covers environmental performance in design and construction. Fitwel measures how a built environment supports occupant health. Holding both at once is rare internationally and unprecedented in the UAE.
Buyers here are largely international. Expatriate residents and overseas buyers accounted for 92 percent of first phase sales, led by buyers from India, China and the United Kingdom. Construction began in 2025 with Innovo as main contractor and Parsons International as architectural consultant. Villa handover is scheduled for Q1 2029.
What does not exist yet is the community itself. No home has handed over, and the school, clinic, retail hub and central park are all under construction. Buyers here are committing to a masterplan on the strength of a developer record and a certification, not walking into a finished neighbourhood.
There is no metro station in The Wilds and no line reaches the community. The nearest metro station is Rashidiya on the Red Line, around 20 minutes away by car. The nearest bus stop is Global Village Station, served by routes 102, 103, 104 and 106. An alternative is the J02 from Al Reem in Arabian Ranches, which connects to Mall of the Emirates station. Inside the community there are walking and cycling trails and a cycle track, with taxis and ride hailing for onward travel.
The Dubai Metro Blue Line is under construction and scheduled to open on 9 September 2029. Its route includes a station at Al Rashidiya, which is where the nearest Red Line station to The Wilds already operates. That does not bring rail closer to the community, but it does turn the station you drive to into a connection point for a second line.
Anyone without a car should think hard about this. The Wilds is a driving community, and a household here realistically needs two vehicles.
The Wilds is developed by Aldar Properties in partnership with Dubai Holding, through a subsidiary named Aurora SPV 2. Aldar is Abu Dhabi’s largest listed developer, and this is its third Dubai community with Dubai Holding after Haven and Athlon, both of which sold out within hours of release. Aldar has described The Wilds as its most successful launch by value.
Dubai Holding is the joint venture partner, a Dubai government related investment company with land holdings across Dubailand and the wider emirate. For a buyer, a government related partner on a Dubailand masterplan is a meaningful signal about infrastructure delivery around the community rather than only inside it.
The Wilds is a freehold development open to buyers of all nationalities. You hold full ownership in your own name with the title deed registered with the Dubai Land Department. There is no restriction by nationality and no local partner requirement, and you may sell, lease or transfer freely subject to the terms of your sale and purchase agreement while the project is under construction. The standard 4 percent transfer fee applies alongside registration and trustee charges.
On residency, the 10 year UAE Golden Visa through property requires real estate worth at least AED 2 million measured against the Dubai Land Department recorded value. Villas here start from around AED 5 million, so every villa and mansion clears the threshold at more than double the requirement. For apartments in The Wilds Residences, whether a unit clears AED 2 million depends on its specific price, so confirm on the cost sheet. The visa is issued against a registered title, so off plan buyers should confirm timing and documentation with a conveyancer.
| School or Nursery | Curriculum | Position |
|---|---|---|
| Dunecrest American School | American | Adjacent to the community |
| GEMS Winchester School | British | Close by |
| Kids Spot Nursery | Early Years | Minutes by car |
| Blossom Nursery, Dubai Hills Estate | Early Years | Minutes by car |
| The Wilds International School | To be confirmed | Planned inside the community |
Having a school directly at the community boundary is a real advantage for a family buying here. Confirm admission catchments, fees and waiting lists directly, because proximity does not secure a place.

Not from the developer in the first phase. Aldar sold out all 734 three, four and five bedroom villas within days of the February 2025 launch, generating AED 5 billion. Any villa purchase in The Wilds today is a resale from an existing owner. Launch pricing had three bedroom villas from around AED 5 million and premium villas at around AED 10 million to AED 11 million. Confirm mansion and later releases directly with the developer.
Yes, and this is the live primary market. Aldar launched The Wilds Residences in February 2026, open for sale from 2 March 2026, comprising six mid rise buildings holding 740 homes in one to three bedroom apartments and two to three bedroom duplexes. Apartment buyers receive full access to the wider masterplan amenities including the central park, the Nest Pavilion and the trail network. Confirm pricing against the developer cost sheet.
In Wadi Al Safa 3, within Dubailand, with frontage on Sheikh Mohammed Bin Zayed Road (E311) directly opposite Global Village. Al Barari borders it on one side, and Arabian Ranches and Villanova are among the established communities nearby. Dubai International Airport is around 23 minutes via E311, Downtown Dubai around 24 minutes via Dubai to Al Ain Road (E66), and Dubai Marina around 26 minutes.

Villa handover is scheduled for Q1 2029, with construction having begun in 2025. Handover timing for The Wilds Residences apartments and for the mansion collection should be confirmed against the sale and purchase agreement, since that document carries the date with delay interest attached rather than the brochure.
Aldar launched the community on 27 February 2025 at Coca-Cola Arena Dubai. The entire first phase of 734 villas sold out within days, generating AED 5 billion and making it Aldar’s most successful launch by value, with expatriate and overseas buyers accounting for 92 percent of sales led by India, China and the United Kingdom. Construction began in 2025, the masterplan achieved its dual certification, and in February 2026 Aldar added 740 apartments and duplexes through The Wilds Residences.
No completed resale evidence exists yet, because nothing has handed over. Villa handover is Q1 2029. What the community has demonstrated is exceptional sales velocity, with 734 villas clearing in days for AED 5 billion. Any appreciation percentage quoted for The Wilds today reflects the wider Dubailand market or a projection rather than realised performance inside this community.
Community facilities include a premium international branded school with outdoor learning spaces, a nursery, a clinic, two mosques and a retail hub at the entrance, anchored by a central park and the Nest Pavilion. Recreation covers nature inspired pools and streams, resort style pools, a splash pad, basketball, tennis and padel courts, a multi purpose sports area, a health club, gym, wellness spa, dance and yoga studio, yoga deck, meditation areas, shaded wellness pavilions, walking and cycling trails, a cycle track, a farmers market, clubhouses, gardens, open lawns, cocoon hammocks, a kids play area, and facilities for bird watching and stargazing.
Dunecrest American School is directly adjacent to the community on an American curriculum, and GEMS Winchester School is close by on a British curriculum. Kids Spot Nursery and Blossom Nursery in Dubai Hills Estate are both minutes away by car. The masterplan also includes its own premium international branded school with outdoor learning spaces. Confirm admission catchments and fees directly with each school.
The masterplan is the first community in the UAE to achieve both LEED Platinum and Fitwel 3-Star certification. LEED Platinum measures environmental performance in design and construction, while Fitwel measures how a built environment supports occupant health. Holding both at once is rare internationally and unprecedented in the UAE, and at this level it normally correlates with lower utility consumption, better daylight and ventilation and more usable outdoor space.
The demand signal at launch was unusually strong, and Aldar has followed a sold out villa phase with a measured apartment release rather than flooding the masterplan, both patterns that tend to support values through construction. The live opportunity is The Wilds Residences at developer pricing on a published payment plan, and the dual certification is a genuine resale differentiator no other UAE community can currently claim. The trade offs are a Q1 2029 handover with no income before then, no completed resale evidence inside the community yet, and no metro access.
