Marquis Developers is a private residential developer operating in Dubai, and it describes itself as a luxury property developer focused on design, precise construction and lasting value. In practice, the product sits in a very specific lane: apartment buildings in the AED 700,000 to 2 million range, in growing districts rather than prime waterfront zones. Some of its projects appear on the market under the related name Marquis Point.

The company built its early reputation in one place: Arjan. That is the mixed use district in Dubailand next to Miracle Garden and Butterfly Garden, and it is where almost the entire Marquis portfolio stands. The strategy is easy to read. Pick one improving community, build repeatedly in it, and let each finished tower sell the next one. Only recently has the developer stepped outside Arjan, with Marquis Vista in Dubai Land Residence Complex.

One honest note upfront. Public records on the founders and ownership are thin. Unlike the big listed developers, Marquis does not publish leadership profiles on the portals, so this guide sticks to what the project record actually shows. And the project record is the part that matters for your money anyway.

Here is the complete verified portfolio, in rough order of appearance:

  • 2020 Marquis, Arjan. The earliest building, now standing and occupied, with apartments listed for sale and rent in the resale market.
  • Marquis Signature, Arjan. A delivered building. Current asking prices run from AED 1.1 million to AED 2.15 million, with a 6 month average asking price of about AED 1.44 million. Recorded transaction data shows apartments sold at an average of about AED 1.12 million, and projected returns reach up to 7.78 percent.
  • Marquis Galleria, Arjan. Average asking price of about AED 1.62 million, up 3 percent over 6 months. Transaction records show 34 apartments sold in the last 12 months at an average of about AED 1.45 million, with returns of up to 6.83 percent.
  • Marquis Elegance, Arjan. 1, 2 and 3 bedroom apartments priced from AED 979,000 with a 40/60 payment plan and handover set for Q2 2025.
  • Marquis Insignia, Arjan. A mid rise tower on 28th Street with 1, 2 and 3 bedroom apartments, a 3 year post handover payment plan and a 44/56 structure on current listings. Handover is set for Q2 2026. One bedroom units are priced from AED 980,000 to AED 2 million. Amenities include an infinity sky pool, lagoon canal, floating yoga deck, open gym, cinema hall, botanical garden, kids play area and a rooftop majlis.
  • Marquis Vista, Dubai Land Residence Complex. The first project outside Arjan, a freehold building with a starting price of about AED 686,752 and completion set for Q4 2027. The payment structure is 20 percent down, 30 percent during construction and 50 percent on handover. Features include a rooftop pool deck, private plunge pools on select units, a yoga area, sauna and gym.
  • Marquis One, Arjan. The newest launch, a 28 storey tower with a glass facade and a collection of luxury apartments, the tallest project in the portfolio so far.

Two, and only two. Arjan in Dubailand holds six of the seven projects. It is a mixed use district with direct access to Sheikh Mohammed Bin Zayed Road, next to Miracle Garden, and it has become one of Dubai's busiest mid market zones. Apartment sales in Arjan crossed AED 3.7 billion in the past year, with more than 9,000 rental transactions in the same period, so the developer is building where genuine tenant demand already exists.

The second location is Dubai Land Residence Complex, an emerging district along Dubai Al Ain Road where Marquis Vista is under construction. DLRC is cheaper than Arjan, which is exactly why the entry price there drops below AED 700,000.

If someone offers you a Marquis project in the Marina, Downtown or on any beachfront, that project does not exist. This is an inland, community focused developer.

The numbers, since this is what most buyers actually want to know:

  • Entry point: about AED 686,000 for a unit in Marquis Vista at DLRC.
  • Arjan off plan: from AED 979,000 in Marquis Elegance and from around AED 980,000 to 1.2 million in Marquis Insignia.
  • Ready stock: AED 1.1 million to 2.15 million in Marquis Signature, with Galleria averaging about AED 1.62 million.
  • Payment plans: 40/60 on Elegance, 44/56 on Insignia listings plus a 3 year post handover option, and 20/30/50 on Vista.
  • Returns: recorded figures of up to 7.78 percent in Signature and 6.83 percent in Galleria.

So the real price band is roughly AED 686,000 to 2.15 million. That places Marquis firmly in the affordable luxury segment, well below villa developers and far below branded beachfront builders.

The growth pattern is visible directly in the project timeline. The company started with a single building, 2020 Marquis in Arjan, then delivered Marquis Signature, then stacked Galleria, Elegance and Insignia in the same community. Each project has been larger or better equipped than the one before it, moving from straightforward apartment blocks to towers with lagoon canals, sky pools and cinema halls.

The last two launches show the actual expansion. Marquis Vista took the brand into a second district, DLRC, at a lower price point to capture entry level buyers. Marquis One, a 28 storey tower, is the tallest and largest project the company has attempted. Pricing has moved with the market too. Ready Arjan stock that trades around AED 1.4 to 1.6 million on average today sits well above the sub AED 1 million launch prices of the newer off plan buildings, which is the gap off plan buyers are betting on.

The short version: this is a developer that has gone from one building to seven, from one district to two, and from low rise to high rise, in about five years, while actually handing over completed buildings along the way. That last part separates it from many small Dubai developers who launch faster than they deliver.

  • First time buyers and mid income families. With entry prices under AED 700,000 in DLRC and around AED 1 million in Arjan, this is one of the few segments in Dubai where a salaried family can still buy new.
  • Rental yield investors. Recorded returns of up to 7.78 percent in delivered Marquis buildings, in a district with over 9,000 annual rental transactions, is precisely the profile a cash flow investor looks for. Small ticket, high tenant demand, quick letting.
  • Payment plan dependent buyers. The 3 year post handover option on Insignia and the 50 percent on handover structure on Vista mean you can control a unit with limited money upfront. For buyers without a mortgage, this matters more than any amenity.
  • Golden visa planners. Two bedroom units in the delivered buildings cross the AED 2 million ownership threshold, so a single purchase can qualify.

  • Luxury and waterfront buyers. There is no beach, no marina, no branded interior and no skyline address in this portfolio. If your budget is AED 5 million plus, this developer has nothing for you.
  • Villa and townhouse buyers. Marquis builds apartments only. Every single project is an apartment building.
  • Buyers who need a prime location. Arjan and DLRC are inland communities. They trade convenience and price for distance from the beach and the business districts. If a short commute to DIFC or Media City is essential, look elsewhere.
  • Buyers who only trust large institutional developers. Marquis is a small private builder with two delivered towers and several under construction. It has a real delivery record, but it is not Emaar, Nakheel or Damac, and it does not have their two decade paper trail. If your risk rule requires a top ten developer, this one does not qualify, and that is a fair rule to hold.
  • Short term flippers in ready stock. Signature's average asking price actually slipped 3 percent over 6 months. This is a hold for yield market, not a quick flip market.

Here is my honest read. Marquis is a focused, repeat delivery, mid market builder that knows exactly one game and plays it well: apartment towers in Arjan at prices working families can reach, with payment plans that lower the entry barrier. The delivered buildings are occupied, trading and producing yields near the top of the Dubai apartment market. The pipeline through 2028 shows a company scaling up rather than slowing down.

The limits are just as clear. It is a young private company with a thin public profile, a portfolio concentrated in essentially one district, and no product above the AED 2 million range. Concentration is a risk and an advantage at the same time: if Arjan keeps performing, Marquis buyers win with it.

If you are buying your first home in Dubai, or hunting 7 percent yields under AED 1.5 million, put Marquis on your shortlist and go inspect Signature or Galleria in person, since finished buildings tell you more than any brochure. If you want prestige, waterfront or a blue chip corporate name behind your purchase, this is not your developer.
