In May 2024, Prestige One Developments named The Place as its second project in Dubai Sports City, within a portfolio of new projects worth more than AED 1 billion. The developer's website now lists the tower as Golf Residences by Prestige One, so buyers may see both names on listings and documents. Its first building in the community, Vista by Prestige One, has already been handed over to owners. The Place is a mid rise residential tower with a golden facade of glass, metal and stone, large windows and private balconies. Shared facilities are spread across the ground, podium and rooftop levels, so a pool, a court or a quiet corner is never far from home.
| Advantages | Disadvantages |
|---|---|
| Freehold ownership is open to buyers of every nationality. | There is no metro station inside Dubai Sports City, so most residents rely on a car, bus or taxi. |
| Apartments in the community draw a larger pool of resale buyers than Motor City. | Big match days at the stadium bring heavy traffic to the community roads. |
| Sports academies and practice grounds let children train close to home. | Several new towers nearby are due around the same time, which may raise rental competition. |
| A cricket stadium and a championship golf course are part of the neighbourhood. | Shopping inside the community is limited, so bigger trips need a short drive. |
| School | Curriculum | KHDA Rating | Area | Drive Time |
|---|---|---|---|---|
| GEMS Metropole School | British | Good | Motor City | 6 minutes |
| JSS International School | Indian | Very Good | JVC | 11 minutes |
| Nord Anglia International School Dubai | British with IB Diploma | Outstanding | Al Barsha South | 12 minutes |
| Dubai British School Jumeirah Park | British | Outstanding | Jumeirah Park | 14 minutes |
| Hospital or Clinic | Type | Area | Drive Time |
|---|---|---|---|
| Mediclinic Me'aisem | Multi speciality clinic | City Centre Me'aisem | 7 minutes |
| Mediclinic Parkview Hospital | Private hospital | Al Barsha South | 10 minutes |
| Saudi German Hospital Dubai | Private hospital | Al Barsha 3, Hessa Street | 20 minutes |
| American Hospital Dubai | Private hospital | Oud Metha | 25 minutes |
Dubai Sports City has no hospital of its own, so residents drive out of the community for specialist and emergency care.
| Factor | Dubai Sports City | Motor City |

| Community studio prices | From about AED 350,000 | From about AED 485,000 |
| Gross rental yield | 7 to 9% | 6 to 7.5% |

Dubai Sports City is built around stadiums, golf and sports academies, so most homes are in apartment towers with shared facilities. Motor City has lower buildings, walkable streets and more shops within easy reach. Buyers focused on rental income usually lean towards Dubai Sports City, where entry prices are lower. Families planning a long stay often prefer Motor City for its quieter streets and bigger layouts. The Place offers a middle path, adding resort style facilities inside the tower to a community that already has steady tenant demand.
| Feature | The Place by Prestige One | Samana Golf Views |
|---|---|---|
| Developer | Prestige One Developments | Samana Developers |
| Starting price | AED 700,000 | AED 649,000 |
| Unit types | Studio, 1, 2 and 3 bedroom | Studio, 1, 2 and 3 bedroom |
| Smallest home | 437 sq ft studio | 393 sq ft studio |
Both towers are in Dubai Sports City and appeal to the same mix of investors and young families. Samana Golf Views has the lower entry price, while The Place gives buyers a larger studio for a small premium. Before choosing, compare the service charges, handover dates and amenity lists of both buildings side by side, and ask each developer for its latest payment plan in writing.
| Buyer | Why The Place Fits |
|---|---|
| First time investors | Studios are the lowest entry point in the tower and easy to rent out. |
| Young professionals | Compact homes in a community built around sport and fitness. |
| Growing families | 2 and 3 bedroom layouts, with 3 bedroom homes only on the upper floors. |
| Sports lovers | Sports courts, a running track and a fitness club inside the building. |
The Place by Prestige One is not the right fit for every buyer. Anyone who needs a home to move into straight away should look at ready buildings, because this tower is still under construction. Families who want a quiet, low rise street with shops within walking distance may be happier in a villa or townhouse community. Buyers looking for a private garden will find only apartments here. Investors who need their full rental income from day 1 should also plan for a short gap after handover while tenants are found.
The brochure price is not the full cost of a home at The Place. Every buyer pays the Dubai Land Department transfer fee of 4% of the purchase price, and off plan sales also need an Oqood registration through the developer, which carries its own admin charge. Once the building is handed over, owners pay yearly service charges, and apartments across Dubai Sports City are charged AED 13 to 20 per sq ft. Cooling and utility bills add to the monthly cost on top of that. Ask for a written breakdown of every fee before you pay the booking amount, so the real cost of ownership is clear from the start.
Prestige One Developments has already handed over Vista by Prestige One in Dubai Sports City and The Residence by Prestige One in Jumeirah Village Circle. Buyers can visit these finished buildings to judge the build quality, the finishing and how well the common areas are kept. A delivery record in the same community is a good sign, but it is still wise to check the developer's registration with RERA and to compare promised and actual handover dates on its past projects before you book.
Under Dubai law, money paid for an off plan home must go into a project escrow account rather than straight to the developer. Before paying, confirm that the project is registered with the Dubai Land Department and that the escrow account named in your Sale and Purchase Agreement matches the official record. The Dubai REST app lets buyers check a project's registration and construction progress for free. Keep a copy of every receipt, and make sure each instalment goes only into the escrow account.
If you plan to sell before handover, ask the developer how much of the price must be paid before a resale is allowed, and what fee applies to the transfer. Resale listings for apartments at The Place by Prestige One already appear on major property portals, which shows a secondary market is forming. Sellers and buyers of resale units should also agree in writing on who pays the remaining instalments to the developer.
At handover, inspect the apartment carefully before you sign the completion papers. Check walls, tiles, windows, doors, plumbing, electrical points and air conditioning, and list every defect in writing so the developer can fix it. Many buyers hire a professional snagging company for this step. Also compare the final measured size with the size in your contract, because the delivered area can differ slightly from the brochure.
Dubai Sports City has no metro station of its own. The nearest stations, Dubai Internet City and Mashreq on the Red Line, are each about a 10 minute drive away. The community is served by 3 RTA bus routes that connect with the metro. Route F34 runs to the Dubai Internet City metro bus stop, Route F37 runs to Mall of the Emirates Metro Station, and Route F38 links to Jumeirah Golf Estates Metro Station. The main bus stops inside the community are Dubai Sports City Offices and Victory Heights East Gate. Taxis and ride hailing apps are easy to book, and residents should check the RTA app for current timings.
| Figure | What It Measures | Why It Matters |
|---|---|---|
| 7 to 9% | Gross rental yield | Apartment returns across Dubai Sports City |
| More than AED 1 billion | Prestige One launch portfolio | Projects announced alongside The Place in 2024 |
| AED 2 million | Golden Visa threshold | Larger units here may qualify for the visa |
| 3 | Metro link bus routes | Easier daily travel for tenants without a car |
Apartments for sale at The Place by Prestige One cover studios and 1, 2 and 3 bedroom homes, with smaller layouts on the lower floors and larger ones higher up. Studios start at 437 sq ft and 1 bedroom apartments at 861 sq ft, which gives investors a compact home that is easy to rent. The 2 bedroom apartments start at 1,294 sq ft, and some 2 bedroom layouts include a private pool. The 3 bedroom apartments start at 1,720 sq ft and are found only on the upper floors, where they get the widest views. Sizes vary by layout and floor, so ask for the floor plan of your exact unit before you book.
The amenities at The Place are planned so that families can spend time together without leaving the building. The Skyline Infinity Pool gives adults a calm place to swim with open views, and some apartments also have a private pool of their own. Children have a dedicated playhouse and a children's adventure park, so parents can relax nearby while kids stay busy and safe. The outdoor cinema turns weekend evenings into family movie nights, and the BBQ garden works well for birthdays and small get togethers. Parents who like to stay fit can use the Prestige One Fitness gym, the running track and the sports courts, all inside the tower.
The Place by Prestige One in Dubai Sports City is connected to Dubai’s main road network, including Sheikh Mohammed Bin Zayed Road, Al Khail Road and Hessa Street, which residents use for everyday travel. Jumeirah Golf Estates is a 15-minute drive away. Dubai Marina takes about 18 minutes by car, which suits people who work in the Marina or JLT office towers. Global Village is also around an 18-minute drive, a handy outing during the winter season. Downtown Dubai and the Burj Khalifa are about 20 minutes away by road. Dubai International Airport is roughly a 28-minute drive. Motor City borders the community, and daily needs like supermarkets, cafes and pharmacies are spread across Dubai Sports City.

Handover is planned for Q2 2027. Off plan dates can shift as building work moves ahead, so check the latest construction status on the Dubai REST app before you book a unit.
The developer's website now lists this Dubai Sports City project as Golf Residences by Prestige One, while most property portals still use The Place. Check the project name on your Sale and Purchase Agreement.
