The group behind Mall of the Emirates entered Dubai housing less than a decade ago and now has 2 master communities in the city, with a third planned in Dubai South. Across the group, real estate development revenue reached AED 5.8 billion in 2025, up 33 percent. Its homes include villas, mansions and apartments, and the planned AED 62 billion district is near Al Maktoum International Airport.

Is Majid Al Futtaim a good builder to buy from in Dubai? The honest answer is: it depends on what you need from the purchase. This mall operator is a newer name in homes than in shopping, yet it has already handed over homes at Tilal Al Ghaf. It suits patient family buyers far better than investors focused on rental yield.

In our advisory work at Dubai Housing, a common mistake is treating a famous retail brand as a promise of easy entry. Some buyers expect developer prices at Tilal Al Ghaf and later find that homes there now change hands only on resale. Others expect apartment level rental yields from a villa community. Both lose time because they did not check what the builder actually sells.

This guide draws on the group's audited annual results, official launch announcements for each community, registered sale prices and rental contract counts, with project prices and handover dates taken from the latest data available at the time of writing.

Majid Al Futtaim Group: The Company Behind Mall of the Emirates

Majid Al Futtaim (MAF) is a UAE company founded in 1992 by its namesake. It is known first for shopping malls, leisure and retail, and its core markets today are the UAE, Saudi Arabia and Egypt.

The portfolio includes 29 shopping malls, among them Mall of Egypt and Mall of Oman, along with 7 hotels and 5 mixed use communities. Its leisure brands include Ski Dubai, VOX Cinemas and Magic Planet, and it operates Carrefour stores across the region under franchise.

Majid Al Futtaim Financial Results for 2025

The group closed 2025 with revenue of AED 35.9 billion, up 6 percent, and net profit of AED 3.6 billion, a 41 percent rise. Net debt to equity fell to 32 percent, its lowest level in a decade, and UAE revenue passed AED 22 billion.

Why should a home buyer care about mall earnings? Off plan delivery depends on funding. A builder with steady income from malls and hotels does not rely only on new sales to keep construction moving. The data shows this group has that financial backing.

Majid Al Futtaim Real Estate Growth in Dubai

Majid Al Futtaim Properties, the group's property arm, made its Dubai residential debut with Tilal Al Ghaf, an AED 14 billion plan for more than 6,500 freehold homes. Since then it has handed over homes, added a second community and signed for a third district.

Dubai Residential Milestones

  • April 2018: Tilal Al Ghaf announced on 3 million square metres at the junction of Hessa Street and Sheikh Zayed Bin Hamdan Al Nahyan Street, planned with a swimmable lagoon and beach.
  • November 2023: Elan townhouses at Tilal Al Ghaf handed over to owners.
  • June 2024: Ghaf Woods launched beside Global Village, with 7,000 units planned in 8 phases through 2031 and first deliveries due in 2027.
  • May 2026: Partnership signed for a 22 million Sq.Ft. master community in Dubai South, anchored by a large shopping mall.

What the Track Record Shows

The group has grown quickly in Dubai housing, but its record here is still young at about 8 years. Several Tilal Al Ghaf phases are complete, while Ghaf Woods has not handed over a single building yet. Buyers are judging a group with a long history in malls and a short one in homes, and that gap should shape how much off plan risk you accept.

Majid Al Futtaim Projects in Dubai: Villas, Mansions and Apartments

The developer sells 2 distinct products in Dubai: villas and mansions in the lagoon community of Tilal Al Ghaf, and apartments in a forest setting at Ghaf Woods. Prices listed here are the starting prices for each release.

Tilal Al Ghaf Villas and Mansions

Every phase the developer has released at Tilal Al Ghaf is sold out, so buying one of these Majid Al Futtaim villas today means buying from an existing owner.

  • Elan: 3 and 4 bedroom townhouses, resale from AED 3.4 million, ready
  • Aura: 3 and 4 bedroom twin villas, from AED 4.5 million, ready
  • Harmony: 4 and 5 bedroom villas, from AED 8.3 million, ready
  • Alaya: 4 to 6 bedroom villas, from AED 10.97 million, ready
  • Elysian Mansions: 5 and 6 bedroom mansions, from AED 22.45 million
  • Amara: 3 to 5 bedroom twin villas, from AED 7.98 million, handover Q4 2026
  • Plagette 32: 4 and 5 bedroom beach villas, from AED 8.7 million, handover Q4 2026
  • Serenity Mansions: 5 to 7 bedroom mansions, from AED 27.1 million, handover Q4 2027
  • Bo Monde: a release of 13 mansions, from AED 32 million, handover Q4 2027
  • Lanai Islands: island mansions, from AED 69 million

Ghaf Woods Apartments in Dubailand

Ghaf Woods is the lower priced option, with apartment buildings set among more than 35,000 trees. These Majid Al Futtaim apartments range from 1 to 3 bedrooms.

  • Serra: 1 to 3 bedroom, from AED 1.2 million, handover Q3 2027, 18 percent built
  • Cilia: 1 to 3 bedroom, handover Q4 2027
  • Capria East: 1 to 3 bedroom, from AED 1.2 million, handover Q2 2029
  • Capria West: 1 to 3 bedroom, from AED 1.5 million, handover Q2 2029
  • Distrikt: 1 to 3 bedroom, from AED 1.536 million, handover Q3 2029

Majid Al Futtaim Dubai South Community

The third district is still at the planning stage. It will combine homes, retail, entertainment and hospitality in the airport district of Dubai South, and no prices, unit types or handover dates have been released yet.

Majid Al Futtaim Off Plan Project in Dubai

The newest Majid Al Futtaim off plan release is a single apartment tower at Ghaf Woods, and its starting price is the lowest of any current release from the developer.

Project Details at a Glance

The latest Majid Al Futtaim new launch is in Wadi Al Safa 4, Dubailand, where Lyra at Ghaf Woods adds 348 off plan apartments next to Global Village, with road access from Sheikh Mohammed Bin Zayed Road (E311) and Sheikh Zayed Bin Hamdan Al Nahyan Street (D54).

  • Developer: Majid Al Futtaim
  • Location: Wadi Al Safa 4, Ghaf Woods, Dubailand
  • Starting price: AED 1.19 million
  • Bedrooms: 199 units with 1 bedroom and 149 units with 2 bedrooms, with no studios or 3 bedroom homes
  • Building: ground floor, 2 podium levels and 20 residential floors
  • Handover: Q4 2029
  • Land department project number: 4520

What Buyers Should Weigh

This is one residential tower rather than a villa or townhouse release. About 57 percent of the units are 1 bedroom homes, so most of the stock is at the smaller, lower priced end. Unit sizes, the payment schedule and the amenity list have not been released yet, so the full cost and layout cannot be compared until they are published.

Tilal Al Ghaf Price Growth and Rental Yield

The clearest proof of demand for this builder is the sale record at Elan, its townhouse phase at Tilal Al Ghaf. Early buyers there have seen their values more than triple.

Elan Townhouse Prices: Launch vs 2026

  • 3 bedroom: AED 1.2 million at launch in June 2020, AED 4.075 million in a July 2026 sale, about 240 percent higher
  • 4 bedroom: AED 1.3 million at launch, AED 4.9 million in a July 2026 sale, about 277 percent higher

Gains of that size came from buying at launch, while the community was still under construction. A buyer paying market value for a finished Elan unit today should not expect the same jump.

Tilal Al Ghaf Villa Rental Yield and Resale Activity

Villas in the community earn gross rental yields between 5.9 and 6.9 percent a year, an average of 6.21 percent, with 463 new villa rental contracts signed in a recent 12 month period. Over the same period, 245 ready villas sold at an average of AED 14.44 million.

Off plan villa prices rose 16 percent in 6 months, while prices for ready villas have softened by about 6 percent.

Payment Plans and Upfront Costs

Launch plans usually ask for 10 to 50 percent during the early stage, with the balance paid through construction or after handover. Larger mansion releases have used a 50/50 structure. Add the 4 percent Dubai Land Department transfer fee to every budget. Do not accept verbal confirmation of a payment schedule; it must appear in the signed sale agreement.

Buying From MAF: Buy If, Skip If

This builder suits some buyers well and others poorly. Decide which group you belong to before you look at a single floor plan.

Buy If

Buy if you are a family that wants a villa at Tilal Al Ghaf, with a lagoon, a school and open green space inside one master plan.

Buy if you plan to hold long term and value capital growth over monthly rent.

Buy if you want a first apartment from a well funded group and can wait a few years for the keys.

Skip If

Skip if your main target is the highest possible rental return, because villa yields here are lower than in apartment focused districts.

Skip if you want to buy a ready home directly from the developer.

Skip if you plan a quick flip rather than a long hold.

Skip if your villa budget is under AED 3 million, since even the entry townhouses resell above that level.

Skip if you rely on the metro for daily travel.

Ideal Majid Al Futtaim Buyer in the Next 5 Years

Between now and 2031, the typical MAF buyer is likely to widen from wealthy villa families to apartment owners and workers tied to the new airport corridor. The handover calendar drives that shift.

2026 to 2027: Villa Upgraders at Tilal Al Ghaf

As Amara, Plagette 32, Serenity Mansions and Bo Monde complete, more large homes are likely to come onto the secondary market. Families moving up from apartments and end users who missed the original launches are the likely buyers in this window.

2027 to 2029: First Owners and Landlords at Ghaf Woods

Serra and Cilia are scheduled to complete first, followed by the Capria buildings, Distrikt and the newest tower. Young professionals, couples buying a first home and investors who want ready 1 bedroom units for long term leases are the likely buyers here.

Next Stage: Airport Corridor Buyers in Dubai South

The Dubai South location points to a different buyer: aviation and logistics staff and their families. Al Maktoum International Airport received approval in April 2024 for an AED 128 billion expansion with planned capacity of 260 million passengers a year. No prices or launch dates are public yet, so treat this as a watch list rather than a buy list.

Majid Al Futtaim Developer Review: Strengths and Weak Spots

The verdict is positive on financial stability and community design, and cautious on yield, access and the length of the housing track record.

Where the Builder Is Strong

A single master developer plans each community, so homes, open space and community facilities are designed together. Launch buyers at Tilal Al Ghaf have been well rewarded, and income from the wider group gives the builder a stable funding base.

Where Buyers Should Be Careful

Tilal Al Ghaf is car dependent, about 20 minutes from Dubai Marina and 30 minutes from Downtown Dubai. Buying there today means paying full market value. At Ghaf Woods, check the registered construction progress of each building before you pay. This is non-negotiable due diligence for any off plan purchase.

Before You Act on These Numbers

Figures in this guide cover the group's full year 2025 results, the launch announcements for each community, and the latest sale, rental and construction progress data available at the time of writing.

Prices, handover dates and payment terms change between releases. Confirm the title deed history, the escrow account status of any off plan unit and the final payment schedule through official Dubai Land Department channels before you commit funds.

Growth percentages are rounded from recorded sale prices, and starting prices are the lowest listed prices for each project at the time of writing.

Thinking About Investing in Dubai Property?

Frequently Asked Questions

Is Majid Al Futtaim a good developer to buy from in Dubai?

Majid Al Futtaim suits long term family buyers well. The group holds an investment grade BBB credit rating with a stable outlook and has completed homes at Tilal Al Ghaf. Yield focused investors should compare other options first.

What is the cheapest Majid Al Futtaim property in Dubai?

The lowest entry point is a 1 bedroom apartment at Ghaf Woods, where the newest tower and Serra have the lowest starting prices. Villa ownership at Tilal Al Ghaf costs several times more than a Ghaf Woods apartment.

Can I still buy directly from the developer at Tilal Al Ghaf?

No. Every developer phase there is sold, so purchases now go through existing owners. A resale transfer needs a no objection certificate from the developer, which confirms the seller has cleared all dues.

Is rental income from a Majid Al Futtaim apartment taxed?

Individual owners in the UAE pay no personal income tax on rent from residential property. Owners holding units through a company follow separate corporate tax rules, so decide how you will hold the unit before buying.

Is Majid Al Futtaim building anything new in Dubai?

Yes. Beyond Ghaf Woods, the group has partnered with Dubai South on a large mixed use master community in the airport district. Homes there have not been released, so prices and unit types are still unknown.

Does Majid Al Futtaim have communities outside Dubai?

Yes. Its mixed use communities also include Al Zahia in Sharjah and Al Mouj in Muscat, Oman. Buyers can visit these established neighbourhoods to see how the group manages communities after handover.

Can a Majid Al Futtaim home qualify me for a UAE Golden Visa?

Property worth AED 2 million or more can qualify the owner for a 10 year UAE Golden Visa. Every Tilal Al Ghaf home listed here crosses that line, while Ghaf Woods buyers should check their final unit price.

Are off plan payments to Majid Al Futtaim protected?

Dubai law requires off plan payments to go into an escrow account registered for that specific project. Always pay into the escrow account named in your sale agreement, never into a personal or agent account.

What outdoor facilities does Ghaf Woods offer?

The Ghaf Woods plan includes 8 kilometres of walking trails, a 3.5 kilometre cycling loop, resort style pools and fitness areas, with forest paths linking every neighbourhood. Ask which facilities open with your phase.

Is the group still investing in its Dubai malls?

Yes. Majid Al Futtaim announced an AED 5 billion transformation of Mall of the Emirates in 2025. This continued spending shows the group is investing in Dubai for the long term, alongside its housing projects.
