Dubai property prices have fallen year on year for the first time since February 2021. The average residential sale price was AED 1,636 per sq ft in August 2026 (residential price data, August 2026), 1.7% lower than in August 2025 and 1.3% lower than three months earlier. For buyers, that means more room to negotiate. For sellers and landlords, it means pricing to recent registered deals.

The drop comes as new supply reaches the market. 24,537 new units were completed in the first half of 2026, up 36% from 18,043 a year earlier (DLD records, H1 2026). Buyers are still active: Dubai recorded AED 523.44 billion in real estate transactions from January to August (DLD records, 2026), and weekly sales in September stayed above AED 6.7 billion (DLD weekly data, September 2026).

Dubai Property Prices August 2026: What Changed

Dubai home prices recorded their first annual fall in five and a half years in August 2026, driven by rising supply, easing rents and pauses in buyer activity earlier in the year. The fall is small, but it follows softer readings in both Q1 and Q2.

Across all property types, DLD recorded 11,601 sales worth AED 27.89 billion in August 2026, covering 10,124 units, 684 buildings and 793 land plots (DLD records, August 2026). Part of the slower August pace reflects the usual summer slowdown in buyer activity.

New Homes Completed in Dubai 2026

Dubai completed 104 real estate projects in the first half of 2026, up from 75 a year earlier (DLD records, H1 2026). A further 32,000 or so units are expected in the second half of the year (market forecast, Q2 2026).

Dubai Rent Prices and Earlier Price Softening

Average rents across Dubai fell 6% quarter on quarter in Q2 2026 (rental market data, Q2 2026). Lower rents reduce the income an investor can expect, which feeds into what investors will pay.

One price index dropped 3.8% in Q1 2026, its first quarterly decline since the pandemic, while values stayed 8.9% higher than a year before (price index, Q1 2026). Sale prices fell a further 4% quarter on quarter in Q2 (market data, Q2 2026). Monthly transaction value also fell from AED 84 billion in February to AED 56 billion in March during regional uncertainty, before rising 23% to AED 69 billion in April.

For buyers, the price drop means more choice and more room to negotiate, especially in ready homes. More completed units are available in most communities, with about 32,000 more expected before the end of 2026 (market forecast, Q2 2026).

Ready homes recorded AED 180.05 billion in sales across 35,370 deals from January to August 2026 (DLD records, 2026), so most buildings have recent registered transactions. Do not accept verbal confirmation of market price. Check the last 6 months of DLD registered sales in the same building and compare them with the asking price.

Buying Off-Plan Property in Dubai

Off-plan sales totalled AED 169.77 billion across 76,650 deals from January to August 2026 (DLD records, 2026). Before paying a deposit, confirm with RERA that the project is registered and that every payment goes into the project escrow account.

Apartment rents fell 14% quarter on quarter in Downtown Dubai in Q2 2026, 10% in Dubai Hills Estate and Dubai Marina, and 9% on Palm Jumeirah. Villa rents in Dubai Hills Estate fell 12% (rental market data, Q2 2026).

Dubai Property Market Outlook: What DLD and Analysts Are Saying

DLD officials point to strong growth in completed supply, while valuation analysts describe a market moving into a more mature and selective phase with demand fundamentals intact. Neither points to a sharp fall in activity.

DLD on Dubai Supply Growth

Presenting first-half figures at IPS 2026 in September, Majid Saqr Al Marri, CEO of DLD's Corporate Support Sector, reported 104 completed projects and 24,537 new units. Completed projects rose 38.7% and their investment value rose 52% compared with the first half of 2025 (DLD, September 2026).
