About

Dubai Academic City Community

Dubai Academic City, officially known as Dubai International Academic City (DIAC), is the education district of Dubai. It sits along Dubai Al Ain Road (E66) on the southern edge of the city, right next to Dubai Silicon Oasis. The community was launched in 2007 by TECOM Group, a member of Dubai Holding, and it remains under TECOM Group management today.

The purpose behind Dubai Academic City was simple. Dubai wanted one place where international universities, colleges and training institutes could operate together under free zone rules with 100 percent foreign ownership. Today it is the largest free zone in the world dedicated to higher education. More than 27 universities and colleges operate here, teaching over 27,500 students from 150 plus nationalities across 500 plus academic programmes. Well known names include the University of Wollongong, Heriot Watt University, Middlesex University and the Indian Institute of Management Ahmedabad, which opened its first international campus here.

Beyond the campuses, Dubai Academic City has grown into a proper residential district. There are low rise apartment buildings, student hostels, staff housing, small parks, cafeterias, retail shops and a mosque. The community is serviced by Empower district cooling and daily life here costs noticeably less than central Dubai.

The residential stock in Dubai Academic City is made up of low rise apartment buildings and compound style complexes. Units are mostly studios, one bedroom and two bedroom flats with high ceilings, balconies and open corridors. There are no villas or townhouses in this community, so buyers looking at this area are looking at flats only.

If you are searching for apartments for sale in Dubai Academic City you will find affordable options here compared to almost any other freehold pocket in Dubai, with strong rental demand from students and university staff every single academic year.

Pros

  • Rents and sale prices are well below the Dubai average, which keeps living costs low.
  • Guaranteed tenant demand from students, professors and university staff.
  • Quiet, low density community with landscaped spaces and no tower blocks.
  • Dubai Silicon Oasis is next door, so supermarkets, clinics and Souq Extra are minutes away.
  • Direct access to Dubai Al Ain Road (E66) and Sheikh Mohammed Bin Zayed Road (E311).

Cons

  • No metro station within the community, so a car or bus is needed.
  • Limited retail and dining inside the district itself, most errands happen in Silicon Oasis or Mirdif.
  • Nightlife and beach areas are a 25 minute drive or more.
  • The area feels quiet during summer breaks when students leave.

Dubai Academic City is a car friendly community with two major highways at its doorstep, Dubai Al Ain Road (E66) and Sheikh Mohammed Bin Zayed Road (E311), plus Emirates Road (E611) close by. For public transport, RTA bus routes serve the community, including Route 50 which links the area with Dubai Silicon Oasis and International City, and feeder connections toward Rashidiya and Centrepoint Metro Station on the Red Line, which is the nearest metro access point roughly 20 minutes away. Taxis and ride hailing apps operate throughout the district, and a taxi to Silicon Oasis takes about 7 minutes. Universities also run their own shuttle buses for students during term time.

This community suits students who want to live walking distance from their university, academic staff and researchers working at DIAC campuses, and young professionals employed in Silicon Oasis or nearby business hubs who want cheap rent. It also works for budget conscious investors, since studio and one bedroom flats here are among the lowest priced units in Dubai and student demand keeps occupancy high. Families who need villas, big malls or metro access at the doorstep would be happier in Mirdif or Silicon Oasis instead.
