This company built its name on small townhouse clusters in JVC, has one apartment building selling in Dubai South right now, and is moving upmarket into the Meadows and Dubai Hills with individual villa projects. Three different products at three different price points, from one boutique office in JVC.
Three formats, and the split matters because each one serves a different buyer.
Townhouses in JVC. Small, countable clusters rather than mega communities. Westar Terrace Garden is 16 three storey townhouses in 3 and 4 bedroom layouts in District 13. Westar Vista is 23 two storey 4 bedroom townhouses with a shared pool, gymnasium, rooftop escape, basement den, private parking and 24 hour security, with covered areas around 3,700 sqft and views of Winter Park. Westar Casablanca East is a townhouse complex in District 12 and gets named among the notable townhouse developments in the JVC community. All of this stock is freehold.
Apartments in Dubai South. Westar Altair is a single building of fully furnished studios, 1 and 2 bedroom apartments with semi equipped kitchens. Studios measure 538 sqft, 1 beds run 611 to 862 sqft, and 2 beds run 1,065 to 1,260 sqft, with published floor plans for each layout type.
Villas in the Meadows and Dubai Hills. The W Collection projects. No verified pricing, sizing or completion data is published for these yet, so anything you read quoting numbers for them needs a source before you rely on it.
There is no ultra luxury product and no branded residence anywhere in this portfolio. That is not a criticism. It tells you exactly who this developer builds for.
This is the project with live developer stock and the best verified data, so it deserves the fullest treatment.
The recorded launch price is AED 1,034,400. The project is one building in the Residential District of Dubai South, freehold, apartments only, with the standard 4% government fee. Sales opened on 1 March 2025 and construction started on 2 March 2025.

The payment plan is 25/75: a 25% down payment at sales launch and the remaining 75% on handover. Read that twice, because it cuts both ways. During construction you pay almost nothing beyond the deposit, which is unusually light. At handover you owe three quarters of the purchase price in one hit. This plan suits buyers with capital arriving later or a mortgage lined up for completion. It punishes anyone who assumed the usual construction stage instalments.
Amenities include a grand double-height lobby, resort-style swimming pool, fitness centre, cinema and multipurpose hall, spa, sauna, yoga deck, massage rooms, BBQ areas, terrace gardens, a kids' play zone, jogging tracks, coworking spaces, a residents' lounge, smart home features, 24/7 security and EV charging.
Drive times: about 25 minutes to Dubai Hills Mall, 28 minutes to Dubai Marina, 33 minutes to Palm Jebel Ali and 35 minutes to Downtown Dubai, with quick access to Sheikh Mohammed Bin Zayed Road, Emirates Road, Al Maktoum International Airport and Expo City.
Published delivery dates for Westar Altair do not agree with each other. The project record states expected completion on 31 May 2027, so a Q2 2027 delivery. Individual listings and answer boxes for the same project state Q4 2026 and 31 December 2026. That is a six-month gap on the same building.
Get the handover date in writing from the developer, in the Sale and Purchase Agreement, before you commit to a 75% handover payment whose timing you cannot pin down.

Two resale units are currently listed in the project, and asking prices on the open market run from AED 927,780 for a 748 sqft 1-bed to AED 1,278,000 for 2-bed units of 1,052 and 1,065 sqft.
Set those asking prices against the recorded 2-bed sale of AED 1,437,160 and you will notice current asks sit below the strongest recorded transaction. In a district where average sale prices have moved 27.7% lower year on year, that is not surprising, and it leads directly to the next section.

Read those numbers together and the picture is honest rather than pretty. Transaction volume is enormous, which means the district is liquid and demand is real. Prices falling 27.7% in a year means supply is arriving faster than demand can absorb it. And a 4.9 rating built on 2 reviews tells you the community is too new for the rating to mean much yet.
Anyone selling you Dubai South purely as guaranteed appreciation is skipping the middle number.
The sold out projects are where you judge what this developer actually delivers, because the homes exist and people live in them.
Westar Celeste in District 14 is complete at 100% construction, with resale from AED 4,680,000. Westar Azure in District 12 is a ready townhouse project with resale from AED 3,899,999. Westar Terrace Garden in District 13 launched at AED 2,400,000 and is ready. A Westar Vista townhouse of 2,585 sqft has been listed at AED 4,032,995, and a 4 bedroom unit there has been listed to rent at AED 175,000 per year.
The location fundamentals for the JVC clusters hold up well. Terrace Garden sits in the southeast of JVC with quick access to Sheikh Mohammed Bin Zayed Road and Dubai International Stadium just across the highway. Bus stops are a 5 minute walk, and the nearest metro stations on the red line are a 13 to 18 minute drive. JVC itself is a gated, self sustained community, so residents of these clusters use the same schools, supermarkets and parks as the rest of the district.
Four things stand out once you strip away the marketing language every developer page shares.
The developer publishes no revenue figures, no cumulative unit counts and no annual handover statistics, so no growth percentage can be stated honestly. Some websites claim hundreds of delivered units. That number has never been published by the developer, so leave it aside.
What the record does verify for this period:
Two projects to four active market records, one new district entered, one new premium line launched. That is real movement for a boutique operator, and it is all the growth claim the evidence supports.
First time buyers and budget conscious investors. The Altair entry point is one of the few ways into a new Dubai building below AED 1M for a studio and around AED 1M for a 1 bed, fully furnished.
Buyers with completion stage financing. If your capital arrives at handover, whether from a property sale, a bonus cycle or a mortgage drawdown, the 25/75 plan was practically written for you.
Airport and Expo City connected buyers. Anyone whose life runs through Al Maktoum International Airport or the Expo City employment zone is buying convenience the rest of the city cannot offer.
Long horizon Dubai South believers. With 13,076 transactions in a year, the district's demand is proven. If you are buying to hold through the current supply wave rather than to flip, today's pricing works in your favour.
Families wanting a JVC townhouse in a small cluster. On the resale market, the completed Westar clusters offer something the big master developments do not: a street of 16 or 23 homes where you know your neighbours, inside a gated district with schools and parks already running.
Anyone who cannot fund a 75% handover payment. This is the single biggest filter. Miss the completion payment on this plan and you have a serious problem. If your finances need construction stage instalments, this project's structure does not fit you.
Buyers who need a firm move in date. Published handover dates for Altair conflict by six months. Until the developer confirms the date in your contract, planning a school year or a lease expiry around this purchase is a gamble.
Short term flippers. Dubai South prices are down 27.7% year on year and current Altair resale asks sit below the strongest recorded sale. Buying to exit before handover in this environment means competing with a heavy supply pipeline on price.
Luxury buyers. There is no premium product available to buy from this developer today. The W Collection villas may change that, but no verified pricing or delivery data exists for them yet.
Buyers who want a new Westar townhouse. The JVC clusters are sold out. Resale is the only route in, at resale prices from roughly AED 3.9M upward for the ready stock.
Anyone who needs a large corporate counterparty. One office, small projects, no published financials. Some buyers want an Emaar sized balance sheet behind their off plan cheque. This is not that, and pretending otherwise would be dishonest.
Golden Visa hunters buying a single cheap unit. A studio at AED 604,868 or a 1 bed near AED 1M does not clear the AED 2M property threshold on its own.
