About

Jumeirah Park Community

Jumeirah Park was created by Nakheel Properties, one of Dubai's biggest master developers and the company behind Palm Jumeirah, Discovery Gardens, Al Furjan and Ibn Battuta Mall. Nakheel is now owned directly by the Government of Dubai. The community was launched in 2006 and completed in 2013. Nakheel built it as part of its plan to turn the Jumeirah district into a leading residential address, with a clear focus on green space, family living and long-term value. It is because it is finished and lived in, buyers avoid the wait and the uncertainty that come with off-plan projects.

  • Life in Jumeirah Park is built around the outdoors and family needs. The main amenities include:
  • Large landscaped parks and green open spaces across the community
  • Jogging tracks and cycling paths
  • Children's play areas
  • Community gyms and health clubs
  • Sports courts, including tennis and basketball
  • Swimming pools, with private pools in some larger villas
  • Two retail centres, Jumeirah Park Pavilion and Jumeirah Park East Pavilion, with supermarkets and dining
  • Schools and a nursery inside the community
  • Mosques and community centres
  • Gated access with 24 hour security

Jumeirah Park is mainly a villa community. The villas come in three main styles, Regional, Legacy and Heritage, with layouts of 3, 4 and 5 bedrooms, private gardens, maid's rooms and double garages. Buyers who want a smaller footprint can also look at townhouses for sale in the newer Royal Park cluster, which offers 4 bedroom townhomes. Starting villa prices in the community are around AED 6.5 million, and larger 5 bedroom homes with private pools sit at the higher end.

Day to day life here is quiet and green. The streets are wide and lined with landscaping, the villas are double-storey with private gardens, and the parks give families room to walk, jog and cycle. It has a settled, suburban feel rather than a busy city one. Everyday shopping and dining are handled by the two pavilions, and schools sit inside the community, so families do not need to travel far for the basics.

  • Freehold ownership open to all nationalities
  • Spacious villas with large plots and private gardens
  • Green, family-friendly setting with parks and tracks
  • Central location with fast access to Sheikh Zayed Road (E11) and Sheikh Mohammed Bin Zayed Road (E311)
  • Schools, a nursery and two retail pavilions inside the community
  • A finished, mature community, so no off-plan waiting or build risk

Two points are worth weighing before you buy. First, public transport is limited, with no metro station inside the community, so residents depend heavily on private cars for daily travel. Second, there are no major malls, five-star restaurants or beaches inside Jumeirah Park itself, so for high-end shopping, dining and the sea you need to drive to neighbouring areas like Dubai Marina, Palm Jumeirah or Mall of the Emirates. It is also worth noting that the community is villa-only, so buyers who specifically want apartments for sale will need to look just outside it, in the neighbouring Jumeirah Lake Towers or Discovery Gardens.
